Position Overview:

PlanITROI is seeking a highly skilled and experienced Facilities Maintenance Custodian to oversee the maintenance and operations of our facility. The ideal candidate will ensure that the building and its services meet the needs of the organization, manage maintenance staff, coordinate with service providers, and implement best practices in facility management. This role is crucial for maintaining a safe, efficient, and well-functioning work environment. This is an onsite position based inYoungsville, North Carolina.

Primary Responsibilities:

  • Plan, organize, and supervise all maintenance and repair activities for the organization's facility.
  • Develop and implement maintenance schedules and preventive maintenance programs to ensure facility longevity and operational efficiency.
  • Ensure the facility complies with all relevant health, safety, and environmental regulations.
  • Lead, train, and manage the maintenance technician and cleaning staff, fostering a positive and productive work environment.
  • Conduct regular performance evaluations, provide constructive feedback, and support professional development.
  • Encourage teamwork and collaboration among maintenance and cleaning staff.
  • Monitor expenditures related to facility maintenance and implement cost-saving measures without compromising quality.
  • Prepare and manage the facilities' maintenance budget, ensuring efficient allocation of resources.
  • Oversee the operation and maintenance of HVAC, plumbing, electrical, and other building systems.
  • Ensure that all equipment and systems function efficiently and effectively, addressing any issues promptly.
  • Coordinate with other departments to support their operational needs and address facility-related concerns.
  • Plan, execute, and oversee facility improvement projects, ensuring they are completed on time, within budget, and to required quality standards.
  • Manage external contractors, ensuring they adhere to organizational standards and policies.
  • Develop and implement emergency response plans for facilities-related incidents, including natural disasters and equipment failures.
  • Coordinate emergency repairs to minimize disruption to operations.
  • Conduct regular emergency drills and ensure that staff are trained in emergency procedures.

Requirements and Experience:

  • Minimum of 5 years in facilities maintenance, with at least 2 years in a managerial role.
  • Strong knowledge of building systems, includingHVAC, electrical, plumbing, and mechanical systems.
  • Proven experience in budget management and cost control.
  • Excellent leadership and team management skills, with a track record of fostering a positive work environment.
  • Strong problem-solving, decision-making, and communication skills.
  • Prof ciency in using facilities management software and tools.
  • Certification in facilities management (e.g., CFM, FMP) is a plus.

Working Conditions:

  • This position requires daily on-site presence.
  • May involve occasional evening or weekend work to address emergencies or complete projects.
