What Success Looks Like In This Job

Under general supervision of the Administrative Manager, the Airport Leasing Specialist establishes, maintain, and foster positive and harmonious working relationships with those contracted in the course of work per Adams Counties norms and values. This role is responsible for performing all land management responsibilities which focuses on revenue-producing leases including associated accounting functions for the Administrative Division of CASP.

Examples of Duties for Success

  • hangars, solar lease and land leases) with all customers by responding to all leasing inquiries, preparing lease agreements with documentation and explaining leasing procedures.

  • Maintain lease agreement compliance with local and state laws and monitor and track tenants’ property insurance agreements to ensure uninterrupted coverage during the terms of lease agreement.

  • Respond to reported lease violations and coordinate with tenants to resolve problems.

  • Prepare lease termination notices and coordinate with the Legal Department as needed.

  • Conduct comprehensive analysis of lease revenue/expenses, accuracy of payments and accounting procedures, and proper reporting in accordance with contract provisions. Provide recommendations and thorough analyses of recurring trends across cycles (annual, quarterly, and monthly).

  • Collaborate with Airport Management with the development of the long-term land lease in compliance with the airport minimum standards.

  • Create billing instructions and submits them to the Finance Department for monthly invoicing

  • Manage accounting processes, including the receipt and processing of department invoices essential for leases and the procurement process.

  • Run necessary reports, ensuring reconciliation with the trial balance.

  • Research and assist departments and elected offices regarding vendors, invoices, and purchase orders

  • Maintain desktop procedures and make recommendations for process enhancement.

  • Monitors expenditures and budgeting for the Airport Capital Improvement Program and Federal and State grant funds.

  • Perform other related duties and responsibilities as required.

Qualifications for Success

  • Knowledgeable in federal, state, and local laws, regulations, and guidelines

  • Responsible for lease revenue Division budget

  • Monitoring land management and leasing

  • Billing developing process for utilities

  • Rentals offices, hangars, and storage units

  • Monitor Insurance compliance

  • Scheduling east ramp events and assessing fees

  • Attend Aviation and or land management and grant related training regularly to stay current with real estate management and aviation principles and practices

More Qualifications for Success

Education

  • Required –High School graduate or GED

  • Preferred – bachelor’s degree in business administration, Real Estate Management or a directly related field or two years of experience in real estate management or contract preparation.

Experience

  • Required-2 years experience in real estate management or contract preparation

  • Preferred- Aviation administration experience

License and/or certification

  • Possession of, or ability to obtain a valid Colorado Driver’s License.

Background Check:

Must pass criminal background check.
