Oracle Senior Real Estate Transaction Manager in Singapore

Job Description

This role is a strategic position within the organization. The role has the responsibility to impact our business based upon optimization of the real estate footprint and cost- effective service delivery. As a Senior Transaction Manager, you will prepare, recommend, and implement portfolio-wide strategies for acquiring and disposing of real estate within an assigned geographic area as well as oversee real estate transactions. You will manage and work with professionals across a wide variety of disciplines and business units. This position will report to the Director of Real Estate EMEA / JPAC Regions.

Responsibilities

Duties and Responsibilities:

  • Understand Real Estate portfolio goals to provide strategic planning while ensuring “highest and best use” of real estate assets

  • Work directly with outsource provider to provide oversight to transactions, real estate valuations and portfolio optimization.

  • Forecast short and long-range space, land, and facility requirements

  • Review economic models to support any financial proposals or recommendations

  • Provide business justification for recommended transactional actions and present options to management as required.

  • Oversee the acquisition, lease up, sublease, redevelopment and disposal of land and buildings required to align with line of business and company business plans

  • Provide transactional oversight for leases, purchases, expansions, renewals

  • Proactively monitor lease milestones and expirations, coordinate strategic plans with regional leads to take advantage of market conditions

  • Direct the activities and review negotiation strategies of our service provider team (such as real estate brokers and consultants) for the acquisition and disposition of real property

  • Work closely with legal teams to support the preparation of required legal documentation for lease, acquisition, redevelopment, and disposition of properties

  • Liaise with lease administration to maintain all abstracts, records, leases, purchase agreements, rent schedules, and related documents

  • Works closely with teams such as Lease Administration, Government Affairs / Public Relations, Project Delivery, Facility Management, Finance, Tax and Legal

Requirements:

  • 10+ years relevant work experience in all areas of Commercial Real Estate, such as leasing, acquisitions, dispositions, land purchase and relevant documentation.

  • Solid understanding of purchase and sale agreements, lease language and terms, the reconciliation process for Common Area Maintenance, insurance, and real estate taxes.

  • Strong financing, budgeting, and pro forma modeling skills

  • Experience in managing external vendors in support of transactions, incentive agreement negotiation, etc.

  • Demonstrated leadership, self-management, and problem resolution skills.

  • Bachelor's Degree in real estate, finance or other relative discipline.
