Starbucks real estate manager - Mid Atlantic Region in Virginia

The ideal candidate will be based in VA, NC, or SC.

This job contributes to Starbucks success by leading the selection and lease negotiations for future retail sites in order to achieve a superior real estate position for Starbucks stores. Models and acts in accordance with Starbucks guiding principles.

As a real estate manager, you will:

  • Research new and existing submarkets through broker networks, new market surveys and visits. Meet with landlords and city representatives. Respond to unsolicited site submittals.

  • Track performance goals and budget. Prepare management and pipeline reports and business plans. Compile integrated market strategy report, post-analysis report and other special project reporting.

  • Within a limited scope, manages all aspects of market development. Participate in strategic planning. Update target lists, maps and target books. Conduct title searches. Analyze site surveys and leases. Tour regions with visits to competitors and existing sites. Prepares letters of intent, confirmation letters, site surveys requests, pro formas and site submittals. Coordinate design and constructions issues with internal partners and landlords. Resolve legal and lease issues.

We'd love to hear from someone with:

  • 3+ years of Retail or restaurant new store rollout

  • 3+ years of Financial planning and market analysis

  • 3+ years of Project management in chain store, retail or commercial brokerage

  • 3+ years of Real estate deal-making and negotiations

*If you are working in CA, CO, IL, LA, ME, MA, NE, ND or RI, you will accrue vacation up to a maximum of 120 hours (190 in CA) for roles below director and 200 hours (316 in CA) for roles at director or above. For roles in other states, you will be granted vacation time starting at 120 hours annually for roles below director and 200 hours annually for roles director and above.

The actual base pay offered to the successful candidate will be based on multiple factors, including but not limited to job-related knowledge/skills, experience, geographical location, and internal equity. At Starbucks, it is not typical for an individual to be hired at the high end of the range for their role, and compensation decisions are dependent upon the facts and circumstances of each position and candidate.
