WGP Facilities Maintenance Technician

GENERAL SUMMARY

This position performs technical and mechanical work that ensures the physical aspects of the property's warehouses, buildings, grounds, amenities, and common areas that meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Facilities Maintenance Technicians perform a variety of semi-skilled and skilled tasks related to the maintenance and repair of Watco Greens Port Industrial Park grounds, facilities and equipment including carpentry, plumbing and mechanical repairs and maintenance including but not limited to general building maintenance, light custodial, equipment repair, landscaping etc. Will also perform other duties as assigned.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Perform general maintenance and repairs with minimal supervision around the yard, warehouse, building, shops, and office.

  • Clean, maintain and repair building / warehouse fixtures and equipment including locks, windows, doors, carpet, plumbing, storm / sanitary drains, shelving, and office furniture.

  • Replace HVAC filters and perform minor maintenance to HVAC units to keep condensate drains unplugged, etc.

  • Repair plumbing fixtures, unclog drains and maintain plumbing systems.

  • Make field inspections and review work-in-progress; identify and resolve issues with outside contractors, referring to team leader and/or supervisor.

  • Work collaboratively with outside vendors and contractors in identifying unusual problems and/or maintaining and repairing Watco Green Ports facilities and buildings.

  • Report potential safety problems related to Watco Greens Port facilities, clean up spills and unsafe conditions as identified.

  • Paint walls and/or equipment and make minor painting repairs.

  • Operate automotive equipment and hauling material, sometimes on lowboy trailer.

  • Receive and store supplies.

  • Maintain shop floors for cleanliness in and around machines, tools, and equipment.

  • Operate manlift, forklift, backhoe.

  • Keep inventory of parts.

  • Promote a positive company image by maintaining excellent internal and external customer relations.

  • Build and maintain positive working relationships with Watco team members, Watco Greens Port Tenants, and Watco vendors & contractors using principles of good customer service.

  • Perform related duties as assigned.

    MINIMUM QUALIFICATIONS – (Knowledge Of):

  • General methods and practices used in a variety of building trades, such as carpentry, general construction, electric, plumbing, painting, and heating/air conditioning systems.

  • Tools and equipment used in a variety of building construction and maintenance trades; use and purpose of general construction tools and equipment.

  • Basic computer skills related to data entry/retrieval.

  • Basic principles and practices of record keeping.

  • English usage, spelling, punctuation and grammar; business correspondence.

  • Modern office equipment and procedures including use of a variety of software applications.

  • Occupational hazards and standard safety practices.

  • Principles and practices of customer service.

  • Drug screen and standard physical.

  • Must have reliable transportation to and from work.

  • Bilingual (Spanish and English) a plus but not required.

    MINIMUM QUALIFICATIONS – (Ability To):

  • Learn to perform semi-skilled and skilled work in the maintenance and repair of City facilities, equipment, and related facilities.

  • On a continuous basis, know and understand operations, and observe safety rules; intermittently analyze problem equipment; identify and locate equipment; interpret work orders; remember equipment location; and explain jobs to others.

  • Maintain records related to work activities and work orders.

  • Maintain integrity of work by taking responsibility and accountability for completion of work and customer interactions.

  • Maintain punctuality and attendance at work.

  • Effectively contribute collaboratively to a team effort.

  • Communicate clearly and concisely, both orally and in writing.

  • Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.

  • Completes assigned work orders generated from requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.

  • Under the instruction of Facilities Supervisor and Maintenance Crew leader, completes the “make-ready” process to prepare vacant lease space for leasing and new move-ins by completing a “punch” list of maintenance work needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.

  • Assists in maintaining the grounds, common areas & etc. by picking up trash and debris, installing / removing signage as needed.

    LICENSE AND CERTIFICATES

  • Must possess valid driver’s license and be insurable by company insurance provider to drive and operate company vehicles and equipment as necessary.

  • TWIC Card (and/or the ability to obtain a TWIC Card).

    PHYSICAL WORKING CONDITIONS AND REQUIREMENTS:

    May require the mobility and manual dexterity to work in a industrial warehouse environment; use standard office equipment; speech and hearing to communicate in person, radio and/or by phone; vision to read handwritten and printed materials and/or a computer screen; color vision to inspect drawings and warnings sings; smell to detect gas or sewage leaks; touch to determine hot and cold water fixtures; manual dexterity to operate calculators, cameras, computers, grasp tools, and mechanical devices; ability and dexterity to use ladders, hand tools and power tools necessary to carry out the essential job duties listed; ability to lift and carry items weighing up to 50 pounds such as tools, materials, files, books or boxes of paper; travel from job site to job site operating and sitting in a vehicle; bend, squat, climb, kneel and twist while performing field work; may be exposed to dust, noise, machinery, moving objects and other vehicles while performing field work; may work on uneven or slippery surfaces; and may intermittently perform field work while exposed to various types of weather including extreme heat during summer months and cold temperatures during the winter months.

    WORKING ENVIRONMENT

  • Industrial Park setting:

  • 90% Outdoors (throughout Watco Greens Port Industrial Park)

  • 10% Indoors

  • Severe Weather and other Emergency Conditions:

  • Unless otherwise directed, is expected to report for and remain at work as scheduled regardless of weather conditions or other emergency situations.

  • This position is considered essential to the continued operation of the Watco Greens Port Facility and there may be/could be a requirement during those events whether pre-, intra-and/or post-event periods to carry out the roles & responsibilities assigned to the WGP Facilities Maintenance Technician.
