Using results-oriented strategies, this position will perform all duties related to HVAC work according to applicable codes and safety regulations across all client sites. The prime responsibility of this position is to ensure the integrity and reliability of new and retrofitted plant equipment for continuous safe uninterrupted operations. This is achieved by following preventative maintenance (PM), corrective maintenance (CM), and predictive maintenance strategies

  • Coordinates with other trades for the purpose of completing projects and work orders efficiently.

  • Understands and complies with Environmental Health & Safety policies to assure that environment and health and safety are the first priority of business.

  • Reads and interprets mechanical drawings, blueprints, schematics, and code specifications.

  • Complies with all relevant HVAC standards and codes.

  • Performs basic inspections on HVAC systems and logs results.

  • Operates, maintains, services, repairs, installs, and replaces HVAC equipment, components, and parts across all client sites.

  • Collaborates work activities and provides guidance to sub-contractors for projects where specialist equipment or in-house knowledge is required.

  • Assists with scheduling and supervising of HVAC subcontractors.

  • Executes the HVAC preventative maintenance program including all drive belt and filter changes as well as other scheduled checks and cleanings.

  • Keeps maintenance records and generates reports.

  • Ensure all water treatment systems are operational and stocked with the correct chemicals. Ensure regular water testing and logging of results.

  • Operates DDC software, monitors and adjusts as needed and follows up on alerts and alarms.

  • Participates in new equipment installations and research and development of SOPand documentation.

  • Leads and provides direction to Building Operators, delegate tasks and ensure understanding of HVAC related procedures.

  • Reviews heat and cooling requirements; compares and recommends modifications to achieve optimal system effectiveness and efficiency.

  • Monitors the CMMS for approved work orders for HVAC Technician tasks.

  • Utilizes the CMMS to manage and accurately record work effort.

  • Makes recommendations on replacement of end of life or failed systems and materials.

  • Assists with generating quotes on work.

  • Assists in purchase of HVAC parts and supplies.

  • Assists in maintaining onsite critical spare inventory.

  • Schedules work to least impact client’s operations.

  • Conducts trouble shooting and corrective maintenance when required.

  • Maintains assigned tools and equipment for the purpose of ensuring availability in a safe operating condition.

  • Ensures safe seasonal start-ups and shutdowns of HVAC systems including cooling towers, pumps, AHU coils and associated controls.

  • Performs the start-up and shut-down major building equipment when required.

  • Assist other trades with occasional lifting and moving of equipment.

  • Assists with seasonal snow and ice removal to priority areas of the client’s sites.

  • Attends After Hours HVAC emergencies and planned shutdowns/startups.

  • Travels and works at all client sites

  • At least 5 years minimum experience as a Journeyperson directly related to the operation and maintenance of building systems of similar size and complexity.

  • Shall have Red Seal certification in BC.

  • Travels between sites. Shall have a valid BC driver’s license.
