FirstService Residential Facility Supervisor in Temescal Valley, California

Job Overview:

The Facility Supervisor is responsible for leading the on-site administration team and the management of maintenance, vendors and projects for the community of Terramor.

Compensation: $28-31.25/hour

FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.

Job Responsibilities:

The job duties listed are typical examples of the work performed by positions in this job classification. Not all duties assigned to every position are included, nor is it expected that all positions will be assigned every duty.

  • Manage and oversee the maintenance needs for the facilities throughout Terramor.
  • Manage the team of associates assigned to the maintenance and operations, providing day to day and long term direction to the team, developing performance expectations and goals and regularly engaging with the team and individual associates to provide performance feedback.
  • Develop, enforce and regularly evaluate protocols and procedures for team operations including maintenance, construction projects, and service contracts.
  • Negotiate, prepare, implement and administer service contracts, including the preparation of contract standards, RFP and bid review and reports for the Terramor Board of Directors.
  • Manage and develop systems and procedures for the ordering, use and storage of various supplies and equipment.
  • Write and effectively communicate guidelines and procedures in support of policies, culture and operational needs.
  • Proactively partner with co-workers and community partners to understand operational needs, adjust required support services, support the reconfiguration of facility amenities such as desks, computer equipment, phone lines and other factors critical to facility operation.
  • Direct inspections in support of daily and preventative maintenance and repairs, coordinating work with service providers as needed.
  • Proactively maintain access control equipment including cameras, card readers and locks. Support and monitor the ongoing use of access control software and hardware, training and evaluating use by administrative support associates.
  • Compliance with fire, life, safety measures to include any required annual evacuations and related training/communications.
  • Support Community events by meeting and understanding needs for maintenance and service vendors, and supporting event facility needs.
  • Communicates with community residents both verbally and in writing to answer questions, respond to issues or concerns, or share information and updates via the community website, email newsletter or printed signs or notices.
  • Regularly report to Supervisor with updates on all job responsibilities.

  • Attend all company mandatory functions.

  • Budget and expense management responsibilities pertaining to areas of oversight.
  • Comply with company policies and procedures.
  • Other projects and opportunities as may be deemed necessary and appropriate for this position.
  • Practice and adhere to FirstService Residential Global Service Standards.

  • Perform or assist with any operations as required to maintain workflow and to meet schedules.
  • May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
  • Ensure all safety precautions are followed while performing the work.
  • Follow all policies and Standard Operating Procedures as instructed by Management.
  • Perform any range of special projects, tasks and other related duties as assigned.

Education & Experience:

  • College degree preferred.
  • Minimum 2 years of experience in related field with supervisory experience.

Physical Requirements & Working Environment:

  • Must be able to lift 50 lbs.
  • Must have finger dexterity for typing/using a keyboard.
  • Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic and equipment noise, equipment vibrations, vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease, machinery and their moving parts and dust.
  • Work duties may require the ability to stand or walk on hard surfaces for frequent and prolonged periods of time.
  • Must be able to respond to requests and communicate to staff, coworkers, clients, and vendors.
  • Consistent and regular attendance required.
  • Some exposure to dust and noise.
  • Some heavy lifting, standing, climbing.

Supervisory Responsibilities:

  • Supervise all members of the Administration team.
