What this job involves: The Maintenance Technician plays a crucial role in maintaining and ensuring the proper functioning of commercial real estate properties. This position involves performing preventive maintenance, routine repairs, and responding to maintenance requests in a timely and efficient manner. The Maintenance Technician works closely with the property management team to ensure that the buildings and facilities are well-maintained and provide a safe and comfortable environment for tenants and occupants. Your day-to-day tasks will include: Maintenance and Repairs: Perform routine maintenance and repairs on building systems, equipment, and facilities, such as HVAC systems, plumbing, electrical systems, lighting, doors, and windows. Preventive Maintenance: Develop and implement preventive maintenance programs to identify and address potential issues proactively, ensuring optimal functioning of all systems. Troubleshooting: Diagnose and troubleshoot equipment malfunctions and failures and take appropriate corrective actions to resolve them efficiently. Work Order Management: Receive and prioritize work orders or service requests, ensuring proper documentation and timely completion of tasks. Inspections: Conduct regular inspections of the building's mechanical, electrical, and plumbing systems to identify issues or potential risks and address them promptly. Health and Safety: Adhere to health and safety guidelines and regulations and maintain a safe working environment for oneself and others. Report any safety concerns or incidents to the appropriate personnel. Vendor Management: Coordinate and supervise the work of external contractors and vendors for specialized repairs or maintenance services, ensuring their adherence to quality standards and timely completion of tasks. Record-keeping: Maintain accurate records of maintenance activities, including work performed, materials/equipment used, and documentation of inspections or repairs. Tenant Relations: Respond promptly and courteously to tenant maintenance requests and inquiries, maintaining a high level of customer service and tenant satisfaction. Emergency Response: Participate in an on-call rotation for emergency response and be available to address urgent maintenance issues after hours or on weekends, as required. Desired Experience and Technical Skills: Requirements: Proven experience as a Maintenance Technician, preferably in a commercial real estate or facilities management environment. Knowledge of building systems, including HVAC, plumbing, electrical, and mechanical systems. Basic understanding of carpentry, painting, and general repair techniques. Ability to read and interpret technical manuals, blueprints, and diagrams. Strong troubleshooting and problem-solving skills, with the ability to analyze issues and provide effective solutions. Excellent communication and interpersonal skills, with the ability to interact professionally with tenants and colleagues. Basic computer skills for maintaining work order logs and accessing relevant information. Physical stamina and flexibility to perform physical tasks, lift heavy objects, and work in different weather conditions. Knowledge of health and safety regulations and practices. Valid driver's license and reliable transportation. Preferred: Vocational training or certification in maintenance or a relevant field. Experience in commercial real estate or facilities management.
