Job Title: Building Engineer

Job Description

As a Building Engineer, you will be responsible for maintaining and repairing the mechanical, electrical, and plumbing systems in a large facility. Your duties will include performing preventive maintenance, monitoring building automation systems, and ensuring a safe and comfortable environment for occupants.

Responsibilities

  • Perform plumbing, electrical, and HVAC tasks.

  • Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems.

  • Monitor and adjust building automation systems, valves, thermostats, diffusers, and other necessary equipment.

  • Verify field conditions and oversee necessary repairs or adjustments.

  • Monitor Energy Management systems and update the Director of Engineering with required changes.

  • Repair doors, ceilings, hand railings, floors, and other general property repairs.

  • Repair plumbing fixtures such as water closets, urinals, flush valve assemblies, and lavatories.

  • Perform preventive maintenance duties including changing filters, cleaning coils, flushing condensers, and greasing bearings.

  • Inspect, monitor, and/or repair engine room equipment, fan room equipment, motors, pumps, electric rooms, back-up generators, fire pumps, sump pumps, and ejector pumps.

  • Replace lamps, light fixtures, and signage; ensure rooms are clean and clear of obstructions and debris.

  • Ensure emergency exit signs and lights are operating properly and that access to emergency stairs and exits is clear.

  • Conduct fire and life safety inspections in compliance with NFPA and local jurisdiction standards.

  • Document and report activities to the Director of Engineering.

  • Respond immediately to emergency situations and customer concerns.

  • Comply with all applicable codes, regulations, and company directives.

  • Complete required safety training and ensure engineers comply with their training requirements.

  • Maintain a neat and clean appearance in compliance with the company uniform dress code.

  • Approve invoices for proper coding and work completion on a weekly basis.

  • Hold monthly financial meetings with the Director of Engineering to review budget, variance data, and forecasts.

Essential Skills

  • 5+ years of related work experience in operating mechanical, electrical, and plumbing systems in a commercial property setting.

  • High School Diploma or GED Equivalent.

  • Graduate of an apprentice program or trade school preferred.

  • Certification as a Universal Technician for CFCs (depending on market licensure requirements).

  • Possess and maintain a valid driver's license and good driving record.

  • Basic computing skills in Outlook, Excel, and Word.

  • Experience in operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems.

  • Knowledgeable in energy management systems, techniques, and operations.

  • Thorough knowledge of all building systems operations, maintenance, and repair.

Additional Skills & Qualifications

  • Journeyman or Master Electrician License or City Licenses (e.g., Refrigeration Certificate of Fitness, High Pressure Boiler License, High Pressure Steam Operator).

  • Basic computing skills in Outlook, Excel, and Word.

Work Environment

This role operates in a professional office environment and routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. The position requires regular travel between properties in varying weather conditions. Shifts start between 6:00 AM and 9:00 AM, with an on-call schedule split between five engineers for one-week intervals.
