Compensation Overview

The annual base salary range provided for this position is a nationwide market range and represents a broad range of salaries for this role across the country. The actual salary for this position will be determined by a number of factors, including the scope, complexity and location of the role; the skills, education, training, credentials and experience of the candidate; and other conditions of employment. As part of our comprehensive compensation and benefits program, employees are also eligible for performance-based cash incentive awards.

Salary Range

$101,300.00 - $167,000.00

What Is the Opportunity?

The Manager, Corporate Real Estate directs corporate real estate activities within an assigned portfolio. Supports business operations through the delivery of real estate solutions at optimal cost. Responsibilities include: • Negotiating of leases for the establishment, renewal, termination, subleasing, expansion, downsizing, and/or relocation of field offices over a geographically diverse portfolio. • Management of all aspects of interior design, tenant construction, furniture installation and move-in activities involving new or existing facilities, as assigned. Requires extensive personal interaction with business unit leadership, as well as third party service providers.

What Will You Do?

  • Determines office space requirements based on staffing projections and business plans.

  • Oversees brokers and does market research to identify suitable office locations.

  • Analyzes financial, demographic, and suitability aspects of available alternative sites.

  • With assistance, prepares suitable presentation materials and presents alternatives to appropriate management staff.

  • Prepares final recommendation narrative and financial analysis of alternative sites to management.

  • Utilizes independent decision-making skills to negotiate lease terms, document language, and related issues to obtain the most favorable agreement available for the corporation.

  • Utilizes appropriate resource personnel, including broker and legal support, as needed.

  • Supports Facility Management operations.

  • Oversees day-to-day facilities outsourced providers

  • Supports third-party facility and project management staff involved with the design, construction, and move activities, as assigned.

  • Helps to manage the leasing schedule and budget process to provide optimal cost savings for the organization.

  • Identifies opportunities to reduce unneeded space and manages the disposition process of same.

  • Collaborates with peers in other departments such as IT, Legal, Human Resources, Security, etc. as needed to perform facility, leasing and project management responsibilities.

  • Assists leadership with reporting and other projects, as assigned.

  • Supports the Operational Response Team as necessary during crisis management events.

  • Conducts moderately complex financial/business analysis including the preparation of financial presentations.

  • Perform other duties as assigned.

What Will Our Ideal Candidate Have?

  • Bachelor's degree with concentration in business administration, real estate, finance or related field preferred.

  • Demonstrated ability to forecast and prepare budgets.

  • General knowledge of financial terms and principles.

  • Intermediate analytical skills, oral and written communication skills.

What is a Must Have?

  • Minimum 5 years’ experience in Commercial Real Estate, Facilities Management or related field required.

  • 2+ years’ experience in, or exposure to, the disciplines of Real Estate and Real Estate Law, Space Planning, or Facilities/Property Management is required.
