We are seeking a Senior Project Manager – Real Estate Development & Construction in our Research Triangle office. This individual shall be an integral part of the Company’s Real Estate Development division and work within a fast-paced, growth-oriented environment. The Senior Project Manager – Real Estate Development & Construction shall be part of a team dedicated to carrying out the Division’s operating vision and committed to ensuring project quality, meeting approved budgets and scheduled deadlines, and exceeding expectations of the Company’s tenants and shareholders. This individual shall be self-directed, motivated, and capable of resolving complex issues in a timely manner consistent with the Company’s goals and objectives.

Essential Duties and Responsibilities:

  • Quickly become familiar with a highly technical real estate portfolio to function as an integral part of the regional team to manage redevelopments, expansions, conversions, capital improvements, and tenant improvement projects at office/laboratory properties located within the Research Triangle region.

  • Manage the coordination of design and construction activities including, but not limited to, architect, contractor, and consultant solicitation and selection, design and construction document review, and construction management and administration.

  • Prepare (or assist in preparing as appropriate) on the Company’s forms various consultant, design, and construction contracts; ensure the obligations of such contracts are satisfied.

  • Develop and manage project budgets and schedules; complete projects in accordance with Company-approved budgets, schedules, and operational frameworks.

  • Implement, manage, and confirm tenant and Company obligations as detailed in its lease and work letter agreements for assigned projects.

  • Communicate and interact with the Company’s tenants, contractors, architects, consultants, and other project team members.

  • Oversee, manage, and direct outsourced development and/or construction management consultant services and activities as the project requires.

  • Develop a high-performance internal and/or external team through supervision, training, coaching, and mentoring.

  • Manage the successful completion and closeout of construction projects to ensure tenant occupancy and rent commencement by required dates.

  • Manage consultant and contractor payment applications, including review of invoices for conformance with contract documents.

  • Administer the collection of acceptable certificates of insurance, lien waivers, and other required project documents; process consultant and contractor payments; monitor tenant improvement allowance budgets; and maintain project files.

  • Utilize Alexandria’s cloud-based capital planning and project management software and work with project coordinators to ensure projects are set up effectively to ensure success.

  • Prepare project status and performance reports on a weekly/monthly basis.

  • Manage the region’s cash usage reports.

  • Provide general support to other operating divisions of the Company as needed.

Qualifications and Experience:

  • Minimum 8 years of practical work experience in the development, construction, or real estate industry with a demonstrated strong project and construction management background. Experience with design and construction of laboratory/office projects is desirable.

  • Recent and relevant experience managing or assisting with development projects within the Research Triangle region (specifically, entitlements, permitting, and local utilities).

  • Bachelor’s degree is required, preferred education and experience in construction management, engineering, architecture, or related field.

  • Ability and desire to travel as necessary to meet project goals and objectives.

  • Good understanding of and working experience with construction contract preparation, AIA document forms, construction payment applications, lien waiver review and preparation, certificates of insurance, and other construction-related documentation.

  • Excellent oral and written communications with demonstrated interpersonal skills and ability to interact both internally with other Company employees and team members and externally with tenants, contractors, architects, consultants, and project team members.

  • Computer proficiency with strong experience in spreadsheet preparation and a working knowledge of all Microsoft Office Products, including Excel, Word, and Project.
