Educational Testing Service Building Services Manager in Princeton, New Jersey

Plan, organize, supervise, and maintain the day-to-day custodial operations at ETS' Rosedale site and pest control activities at all Princeton and Ewing office sites. Assure an uninterrupted and efficient custodial operation by providing proper service, maintenance and construction cleanup activities for all assigned buildings, furniture and equipment as required. Manage support staff by providing training, direction and leadership.

  • Develop input for, submit and monitor budgets including operating expenses for Building Services department, other direct charges, and staff hours for fiscal year analysis. Identify problem areas, research and provide documentation for variance to management.

  • Plan, set priorities and schedules; provide instruction, direction and technical advice for staff on methods and procedures; inspect and review work of support staff.

  • Inspect day-to-day work of support staff engaged in a variety of activities such as shampooing rugs, stripping and refinishing floors, vacuuming, dusting and polishing furniture and restroom maintenance to ensure that custodial services meet established standards.

  • Conduct a formal inspection of each assigned building Monthly in order to ensure proper custodial services are being maintained.

  • Conduct weekly (daytime and evening) inspections of Princeton office sites under contract cleaners in order to resolve problems or improve services.

  • Supervise and perform the application of pesticides at all Princeton and Ewing office sites. Maintain approved applicator's licenses for New Jersey, supervise the mixing of chemicals according to regulatory agencies' guidelines.

  • Obey departmental and OSHA safety rules.

  • Interface with all shops within Facilities Services and other ETS departments and contract cleaners in order to coordinate and meet maintenance, relocation and construction schedules.

  • Establish, implement and monitor methods of inventory control. Order and reorder necessary supplies and equipment by initiating purchase orders and providing the necessary follow-up on all orders.

  • Adhere to ethical standards and comply with the laws and regulations applicable to your job function

  • Increase customer satisfaction by increasing speed of service, lowering costs to the customer, and improving customer relationships. Work with peers and other cost center staff to demonstrative effectiveness in the team environment. Encourage improvement and efficiency in other employees.

  • Prioritize, assign and monitor work of custodial staff. Supervise, obtaining and providing information and resolve problems by interacting with one or more of the following groups: program direction, systems staff, supervisors, managers, candidates, vendors, etc.

  • Supervise all operation of custodial contract; assure maintenance of activity logs, and notification of workorder changes. Oversee ordering of supplies as needed.

  • Oversee the operation of the custodial contract. Recommend and provide input for improvements to processing methods working with the contracted service manager.

  • Assist other areas within Facilities as needed

  • A High School diploma or an equivalent combination of education and experience from which comparable knowledge and abilities can be acquired is necessary.

  • A New Jersey pesticide applicator license is required for category #7A.

  • A valid driver's license is required to operate ETS vehicles.

  • Five years commercial building or motel/hotel custodial experience, including three year supervisory experience is necessary.

  • Proficient with Word and Excel.

  • Ability to interact courteously and efficiently with all levels of staff and the public to provide information and resolve problems is required.

  • Ability to manage staff and custodial services activities to provide support to staff and direction to provide professional custodial representation and service.

  • Ability to understand and carry out oral and written instructions, while working independently, to perform duties effectively is required.

  • Ability to organize, set priorities, and process information on a daily basis and adapt to an atmosphere of constant interruptions in order to perform efficiently.
