Job Description Summary

Responsible for ensuring the efficient operation and maintenance of HVAC systems and critical building equipment for the assigned property(s). Key responsibilities include maintaining a clean and safe working environment, performing regular rounds, conducting routine assessments, and executing day-to-day preventive and corrective maintenance tasks. Your expertise will ensure the efficient functioning of HVAC and critical building systems, and ensuring adherence to safety and quality standards

IMPORTANT EDUCATION AND EXPERIENCE

  • High School Diploma or GED Equivalent

  • Minimum of 5+ years of related work experience in a commercial property setting, with a focus on HVAC systems

  • Technical, vocational or on-the-job training in at least one of the following areas: HVAC, electrical, mechanical, plumbing.

  • Proven track record of managing complex building systems and leading HVAC maintenance work and teams

  • A good understanding of HVAC and Electrical Standards and Regulations

Important License/Certifications

  • Required to have certification as a Universal Technician for CFC’s and/or HVAC Certifications

  • Experience in operation, maintenance and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, etc.

Essential Functions and Responsibilities:

  • Lead the inspection, testing, and repair of complex HVAC systems, including boilers, heaters, pumps, and refrigerant systems

  • Diagnosing and repairing system issues or problems.

  • Managing systems and components.

  • Ensuring adherence to safety and quality standards and regulations.

  • Evaluate, recommend, and implement upgrades to maintenance operations for enhanced efficiency and cost savings

  • Possess competent knowledge of the use and care of tools and equipment used in facility maintenance.

  • Respond immediately to emergency situations and customer service requests.

  • Conduct regular inspection of buildings, grounds, and equipment for unsafe or malfunctioning conditions, preventive maintenance, etc.

  • Maintain and operate heating equipment, chillers (air/water cooled), DX units, pumps, cooling towers, CRAC units, fan coil units, VAV, and air distribution systems

  • Monitor and adjust all mechanical/pneumatic equipment, steam vessels, control gauges, distributor panels, valves, thermostats, diffusers, and other equipment necessary to provide a comfortable environment for the buildings

  • Ensure compliance with all applicable codes, regulations, governmental agency, and company directives related to building operations and always follow safe work practices

  • Ability to use technology such as smart phones, tablets, computers, web-based applications, building automation systems, etc.

  • Proficiency in building automation systems (BAS/BMS) and ability to diagnose and resolve system issues, and make appropriate adjustments for temperature comfort

  • Perform general building repairs and maintenance, adjustments, installations within the building(s)

  • Perform preventive maintenance duties in accordance with C&W standards, building protocol, manufacturer recommendations and industry best practices, including change filters, clean coils, flush condensers, grease fan, pump and motor bearings as required, inspect and adjust belts, replace motor bearings, align pulleys and shafts, monitor condenser, chilled, heating and secondary water chemical treatment and associated feed equipment, clean and maintain cooling towers, perform annual inspections and other scheduled routines as directed

  • Inspect engine room equipment, fan room equipment, cooling tower, all motors, house pumps, electric rooms, back-up generator(s), fire pump(s), sump pump(s), and ejector pumps. Replace lamps, light fixtures, reinstall or replace signage, verify rooms are clean and clear of obstructions and debris

  • Proficiency in Computerized Maintenance Management Systems (CMMS), i.e., Experience in documenting and reporting work activities in the work order system– opening and , closing work requests, and entering time into the system

  • Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns

  • Complete all required C&W Safety Training as scheduled

  • Comply with C&W Uniform Dress Code while working. Maintain a neat, clean and hygiene appearance while on the property at times and other than working hours

ADDITIONAL ELIGIBILITY QUALIFICATIONS

  • Appropriate license/permit for trade as may be required, i.e. City Licenses, such as Refrigeration Certificate of Fitness, High Pressure Boiler License, High Pressure Steam Operator, etc.

  • May be required to have certification as a Universal Technician for CFC’s depending on market licensure requirements

  • Possess and maintain a valid driver’s license and good driving record with periodic checks

  • Proficiency in Microsoft Outlook, Excel & Word and timekeeping software (Workday)

  • Ability to work independently and handle emergency situations with a calm and strategic approach, and work extended periods of time when responding to priority/emergency situations, including overtime type assignments, shift work and/or stand-by duties

WORK ENVIRONMENT

  • This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.

PHYSICAL DEMANDS

  • The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

  • Must have ability to frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices

  • Involves movement between departments, floors, and properties to facilitate work

  • Ability to read and understand information presented orally and in writing

  • Required to utilize vision abilities for reading of printed material, drawings, and schematics
