Job Description

Public Storage, a leader in the self-storage industry since 1972, is seeking an experienced and passionate HVAC National Trade Manager to oversee the management and optimization of HVAC systems across our extensive portfolio of properties nationwide. RESPONSIBILITIES

  • Provide technical leadership in the management of HVAC systems for our entire portfolio, ensuring optimal performance and longevity.

  • Develop and implement comprehensive HVAC programs that incorporate strategies to identify asset repair versus replacement.

  • Utilize data analysis to monitor trends and identify opportunities to eliminate or reduce HVAC issues, employing a cradle-to-grave approach.

  • Conduct field visits to validate the need for major HVAC projects, ensuring alignment with organizational objectives.

  • Develop specifications, scopes of work, budgets, and oversee design work, including accurate code analysis for HVAC projects.

  • Understand jurisdictional requirements and utilize expediting techniques to obtain project approvals efficiently.

  • Incorporate value engineering principles and identify alternative options for HVAC projects to optimize performance and cost-effectiveness.

  • Identify and qualify vendors/consultants, negotiate bids, and oversee project management from initiation to completion.

  • Scope, track, and manage HVAC projects, ensuring adherence to timelines and budgets.

  • Develop and document standardized processes and procedures for HVAC system management.

  • Cultivate and manage strategic relationships with vendors, consultants, and manufacturers in the HVAC industry.

  • Research, evaluate, and recommend HVAC products and specifications, aligning with our value model of quality and cost-effectiveness.

  • Monitor vendor performance, including execution, work quality, and pricing, to ensure service excellence.

  • Provide emergency response support for HVAC-related issues as needed.

  • Assist with acquisition due diligence related to HVAC systems and facilitate the turnover of new properties from construction to operations.

  • Proactively communicate with managers and team members to ensure alignment and transparency in HVAC-related initiatives.

  • Manage the national HVAC repair and maintenance program, optimizing efficiency and effectiveness.

Qualifications

  • 10+ years of experience in HVAC systems management, including 5+ years in consulting roles.

  • Bachelor's degree in Construction, Engineering, or a related field preferred; or equivalent direct experience.

  • Ability to perform the essential functions of the job with or without accommodations.

  • Excellent written and oral communication skills, with the ability to effectively communicate with stakeholders at all levels.

  • Proficiency in reading construction drawings and specifications.

  • In-depth knowledge of various HVAC systems, materials, and construction processes, with the ability to inspect details and quality of installation.

  • Understanding of budgeting principles and their implications for HVAC projects.

  • Demonstrated leadership skills with the ability to collaborate effectively with internal and external stakeholders.

  • Willingness and ability to travel as needed to fulfill job responsibilities.

Public Storage teammates are expected to work in the office five days each week with the option to take up to three flexible remote days per month.
