A Brief Overview Responsible for representing, managing and providing leadership for the Building Systems personnel. Specifically, oversight and coordination of plant infrastructures, blueprints, construction projects, field and drawing verification and specifications, location identification, and contractor management. Collaboration, informing and working with both project managers and contractors to facilitate new and renewal plant projects. Interfacing with vendors to verify contract specifications and documentation organization. Manager Building Systems Refrigeration and Ventilation (dotted line). Manage the Enterprise utility portfolio.

What you will do 1.Manage, facilitate and participate with Project Managers, Construction managers, contractors and Building Systems, Maintenance and contractors to ensure the success of all construction and infrastructure projects. 2. Delegate tasks to Building Systems. Organize and Facilitate development skills and staff training. Provide professional and technical development opportunities to all team members and document the progress. Utilize talent mapping and development for all subordinates. Enforce the structure and operating processes for the department such as departmental goals, policies, and project objectives. Perform disciplinary actions consistent with Human Resources and the Senior Director Building Systems 3. Manage the Refrigeration department, six staff, including one Refrigeration Supervisor and contractors. 4.Manage (dotted line) the Ventilation department, 5 staff including dotted line the Ventilation Manager and contractors. 5. Perform on-call weekly for BSO one in every six weeks. Supervise up to six Building Systems Supervisors. Perform the Daily Facilities, Nurse Management and Enterprise management safety calls on rotation every 12 weeks. 6. Perform rounding and collaborate with Nursing Et. Al. the results of the rounding. 7.cUtilize JCI Metasys and Siemens Apogee and Desigo BAS programs. Project manage collaboratively the replacement of BAS systems. 8. Negotiate, make and manage the refrigeration PM programs and outsource contracts. Assist in the filter program negotiations, creation and implementation of the filter program and outsource cleaning contracts. 9. Work with the utility procurement team to negotiate, tract and maintain the electric and natural gas and solar contracts and programs. 10. Utilize technology such as Archibus, CAD, Microsoft office, e-builder, and all plant interfaces including electric distribution systems. Apply technology to maintain accurate blueprints, oversee preventative maintenance for plant shutdowns, manage new and old construction documentation, and easily communicate information with colleagues. 11. Collaborate with Building Systems Ventilation Supervisor for room specifications regarding air pressure and ventilation; also, colla orate the Building Systems Refrigeration Supervisor for refrigeration needs. 12. Manage contractors' bids for current and future projects. Commission contractors based on optimal timelines and expenditures as well as a significant amount of personal judgment. Provide necessary information and guidance to assist with the contractors' success. Oversee and document the competition of construction and infrastructure projects. 13. Make and monitor service contractors for optimal work performance, quality of work and maintaining a reasonable schedule and cost. Enforce hospital standards; safety regulations, department objectives, and ensure all projects meet required codes and are JCAHO and PA DOH compliant. Manage job site progress with field and drawing verification and maintain proper documentation. 14. Meet with Directors of Planning & Project Management, Maintenance and Building Systems, to discuss all aspects of designing and developing capital and repair and maintenance projects. Ensure that all projects are properly designed, regulated, constructed, and documented to meet the department's objectives and be compliant with all codes. 15. Establish and maintain a highly-effective working relationship with CHOP's Building Systems groups, and Director. Provide a high level of accessibility to colleagues; maintain a close and collaborative working relationship with key CHOP departments (Research, Safety, Finance, Information Systems and Purchasing, Planning & Project Management) and outside vendors. 16. Exercises considerable initiative, judgment and diplomacy in resolving conflicts. Consults with supervisor regarding unusual circumstances or problems. Education Qualifications Bachelor's Degree - Required Experience Qualifications At least five (5) years managing staff, providing work orders and making purchase orders and ordering product and or services - Required At least five (5) years experience in building systems or similar mechanical systems - Required Skills and Abilities Demonstrate a working knowledge and ability to operate computer-based programs such as excel. Extensive knowledge on Siemens Apogee and Desigo and JCI Metasys. Read blueprints. Problem solve. Work with others and in teams. Troubleshoot and correct malfunctioning equipment. Demonstrate excellent communication skills with customers and co-workers. Licenses and Certifications Fundamentals of Engineering (FE) - National Council of Examiners for Engineering and Surveying - within 24 months - Required or Engineer-In-Training (EIT) - National Council of Examiners for Engineering and Surveying - within 24 months - Required or Certified Energy Manager (CEM) - National Council of Examiners for Engineering and Surveying - within 24 months - Required Heating, Ventilation, Air Conditioning and Refrigeration (HVAC-R) Certification - Vocational School granting EPA Certification - upon hire - Preferred
