The Role
To support the CBRE Hotels brokerage team in obtaining and executing brokerage mandates with a medium term aim for the individual to undertake transactions with minimal supervision. Anticipate and identify client needs, working with them and others to create value-adding solutions, identifying and describing CBRE Hotels services in terms of value to the client. Conducting and documenting moderate to complex hotel financial analysis, as well as researching and writing business development and property marketing documents.
Based in the Palma de Mallorca office. Avenida Alexandre Rosselló 34, 2º 3ª, 07002 Palma.
Responsibilities
§ Search of new hotel assignments in the country by being able to establish relationships with key market leaders and private hoteliers.
§ To prepare appropriate financial projections for review using both the proprietary models and/or excel spreadsheets. To conduct investment analysis for hotel properties utilizing various methodologies such as Discounted Cash Flow, Direct Capitalization, Room Revenue Multiplier and Sales Comparison approaches.
§ Participate in pitching processes, adding and using knowledge of market trends/conditions and of CBRE’s competitors, to identify and communicate the firm’s unique selling propositions and differentiators.
§ To conduct field visits of properties and submarkets.
§ During the course of an asset sale process, to organize and facilitate the distribution of specific due diligence materials to potential buyers.
§ To gather and interpret appropriate research data, financial reports, third-party studies and other due diligence materials in accordance with project requirements.
§ To participate in operator selection processes including production of RFP documents and analysis of operator proposals.
§ In conjunction with director, to produce well-written and persuasive sections of proposal documents and marketing materials. Within six months of joining, analyst will be expected to be capable of producing whole or large parts of a report to a high standard.
§ Over the phone and in person, to present preliminary information about hotel opportunities to potential buyers and to answer basic questions about due diligence materials.
§ To maintain appropriate contact with clients through the preparation of regular reporting documents during marketing efforts.
§ To track client intelligence via the maintenance of various internal databases.
§ Participate in any national or international hotel project that is required, independently that the job is or not to be developed in Barcelona. Availability to travel is required.
§ Assist to all internal meetings that are required.
§ Maintain a thorough understanding of the company’s resources and capabilities across EMEA and globally.
§ To stablish contact and follow-up with hotel chains based in the Balearic Islands and with hotel owners with assets located in the islands as well.
Key Requirements
§ University Degree in Business Administration, Economics, Real Estate. Other degrees could be considered.
§ Excellent written and verbal communication skills. Ability to communicate and present with confidence, self-belief, and impact; influence others verbally and in writing.
§ 2-3 years’ experience preferably in the hotel or tourist industry. Alternatively experience in the Audit, Banking or Consultancy sector can be considered.
§ Availability to travel and drive license.
§ Well-developed IT skills, with specific knowledge of Microsoft Excel and PowerPoint.
§ Verbal and written fluency in English and Spanish.
§ Requires strong financial, analytical, numerical and quantitative skills. Ability to comprehend, analyse, and interpret complex financial information and transactions. Knowledge of hotel financial statements, as well as real estate valuation terms and concepts, strongly preferred.
§ Commercial skills, good communication abilities required.
§ Strong organisation skills. Must be detail-oriented and able to multi-task.
§ The ability to maintain and update industry knowledge for use in project-related work and professionally represent the firm as international experts in hospitality.
§ Ability to quickly form professional relationships with clients and colleagues at all levels of seniority.
