The primary responsibility of the plant operator is to perform work to maintain the hospital physical plant and clinic buildings interior systems, boilers and HVAC systems. Also has primary responsibility to maintain the hospital mechanical equipment to include: boiler operation, heating plumbing systems, medical gas systems, domestic water systems, and fire protection systems maintaining the plumbing systems, in reliable energy efficient operation and good repair. The plant operator should ensure the physical plants and grounds are maintained in safe, good repair and to ensure the buildings and grounds physical appearance is maintained at the highest degree of quality possible. Primary areas of responsibility include, but are not limited to, physical plant buildings interior systems (to include ceiling, wall and floor systems, door and fire barrier systems, modular furniture, signage, architectural print files), building envelops (to include roofing and window systems) and grounds (to include snow removal, storm drain systems, parking lot repairs and standards of cleanliness, grounds support equipment such as sprinkler system.

Essential Job Functions:

  • Ensures operational duties are performed in a safe manner using proper tools and equipment. Work activities are traced within the hospital work order request system and records of necessary data are made on proper forms in theSolar Winds and email system. Exercises and ensures safe working practices even if this requires the wearing of hard hat, safety glasses, cap, gown, proper footwear, or other safety apparel.
  • Makes daily inspections of and fills deficiency reports (to include work order requests) to correct problems for physical plant buildings interior systems, building envelops, and grounds to ensure the highest standards of quality possible, reliable operations and peak safety conditions.
  • Makes joint environmental services/facilities maintenance scheduled quality assurance (QA) rounds of physical plant locations. Generates work order requests and schedules repairs for corrections of deficiencies noted during QA rounds.
  • Displays superior understanding and competence with hospital procedures, standard operating conditions, and electrical, mechanical, and physical plants.
  • May assume responsibility for tasks normally performed by manager of maintenance or maintenance personnel during sick, vacation and other times as designated.
  • Analyzes work schedules, sets priorities, and expedites repairs, tracks and reports on overtime activities.
  • Will fill out requisitions for purchases for submittal to the manager of maintenance. Ensures that all purchase requests and pick-ups are performed in accordance with hospital purchasing and accounting department policy.
  • Recommends items for consideration in department budgets
  • Responsible for primary operations of HVAC and boilers.
  • Operates and maintains mechanical equipment such as air compressors, generators, motors, pumps and ventilating and refrigerating equipment.
  • Must have flexibility to work varied hours providing 24-hour accessibility in case of off hours emergencies.
  • Follows hospital exposure control plans/blood borne and airborne pathogens.
  • Maintains confidentiality of all hospital and patient information at all times. Follows HIPAA regulations and policies.
  • Regular and predictable attendance is an essential job function.
  • Communicate with patients, families and co-workers in person, in writing and on telephone.

Minimum Qualifications:

  • High school diploma or equivalent preferred.
  • Prefer related trade school or military training.
  • 5 years experience in bui ding trades or 2 years experience with an associates degree in building technology is desired.
  • A minimum of 5 years Physical Plant experience in hospital facilities maintenance setting or equivalent preferred.
  • Must be able to read and interpret manufacturers sketches and specifications and perform and document a preventative maintenance program on all equipment under his or her care.
  • Has demonstrated the ability to analyze, organize, delegate, and bring work tasks to successful and timely completion.
  • A minimum 1 year experience managing staff preferred.
