Title: MAINTENANCE WORKER / FULL TIME - Recruitment Bonus $2k Location: United States-Rhode Island-Newport Job Number: 24000267 Job Summary: This position is responsible for assisting with facilities maintenance work for more than one trade practice and perform work in at least two or more skilled trades at the worker level. Duties performed include executing maintenance related tasks requiring the use of skills associated with a variety of trades. Incumbent works more independently as training and experience increase. Duties and Responsibilities: Performing work in at least two of the following trades in the maintenance and repair of buildings and related fixtures. Maintains work order log and follow up as required. Reports status to supervisor. Logs trouble calls with contractor as appropriate. - Plumbing Makes basic plumbing repairs to sinks faucets commodes tanks urinals P-traps shut-off valves on washing machines and water supply that can be accomplished by removing cleaning resealing replacing defective parts or units installing water heaters garbage disposals faucets and sinks. - Washer Dryer repair Performs routine maintenance on washers and dryers to include cleaning lint ducts and vents replacing hoses and fittings as required and referring more complex problems to supervisor for action. - Heating Ventilation and Air Conditioning HVAC Recognizes the cause of faulty equipment and assists making repairs on a variety of HVAC units as appropriate. - Electrical Recognizes and reports electrical problems making repairs as appropriate. Replaces fluorescent and incandescent ballasts bulbs and tubes. - Carpentry Measures cuts and constructs or repairs wood or wood substitute items. Conducts basic carpentry repairs such as repairing or replacing screens window and door frames molding and trim and repair and replacement of drywall or similar products. Provide assistance in handling customer complaints involving management as necessary. - The incumbent is responsible for a variety of semi-skilled and unskilled tasks involving standard methods related to the operation and maintenance of physical plant facilities. - Work assignments completed and in-progress are spot checked on a daily basis via documented inspection reports to assure that work practices techniques records and other functions are technically accurate and in compliance with instructions. Recurring assignments e.g. follow-up on maintenance requests reported by guests housekeeping or front desk are carried out independently without specific instructions. - Must possess basic math and reading skills - Minimum two years of experience with demonstrated skill in two areas Carpentry Plumbing HVAC Electrical Painting . Knowledge in the applicable combination of trades sufficient to perform the duties of the position. - Knowledge of safety and environmental rules and regulations concerning procedures tools mechanical and electrified equipment commonly used chemicals and basic safe work practices is required. - Must be able to communicate clearly and effectively both verbally and in writing in English. - Complete all required safety security training. - Required to do considerable standing bending walking pushing pulling and climbing. Must have ability to perform moderately strenuous physical labor as unassisted lifting moving and carrying of supplies and equipment weighing up to 45 pounds 100 pounds assisted is required. Must be able to climb descend stairs and ladders stoop bend kneel and work in uncomfortable positions. - Work involves normal risks or discomforts associated with plant operations facility management and or mechanical systems. Work is performed both indoors and outdoors with potential exposure to extreme weather or temperature conditions. Occasional exposure to dusty or dirty conditions exists when visiting rooms or facilities undergoing repair maintenance or renovation. Personal Protective Equipment PPE is provided. - Incumbent is expected to perform daily work on own initiative and carry out assignments in accordance with DOD and Navy regulations. Situations involving unfamiliar problems not covered by instructions are referred to the supervisor for resolution. - Typically employee uses routine instructions and work methods that are common to the trade and may be general in nature. Where available the incumbent will rely on blueprints manufacturer s instructions manuals and maintenance specifications. - May be required to possess a valid state driver license as travel to other facilities may be required within the normal scope of duties. Applicants will be notified when this is a requirement for appointment. - This position may be designated ALPHA personnel for inclement weather or in the interest of national security and may be required to report for work when other employees are excused. The operation conducts business 24 hours a days 365 days a year. Customer service is of the foremost importance in this position. - This position is subject to the possibility of workdays on weekends and holidays as well as rotating shifts often consisting of other than normal duty hours. May be recalled to duty and or required to work overtime including on an emergency basis. - In order to verify fitness for duty a complete physical examination may be required. - This position is subject to a favorable National Agency Check NAC . - Performs other related duties as assigne Qualifications: GENERAL EXPERIENCE One year of experience that provided the applicant with knowledge of general maintenance practices involving the upkeep of buildings grounds fixtures equipment etc. SUBSTITUTION OF EDUCATION FOR EXPERIENCE One year of high school education may be substituted for 3 months of general experience up to a High School Diploma or GED for one year of general experience. SPECIALIZED EXPERIENCE Two years of general maintenance work in involving variety of trade practices associated with such occupations as air conditioning and refrigeration electrical work plumbing carpentry masonry and painting etc. Including knowledge of safety and environmental rules and regulations concerning procedures tools mechanical and electrified equipment chemicals and basic safe work practices. Possession of a valid state commercial driver s license CDL and the ability to meet Department of Transportation physical and medical requirements and pass a pre-employment drug screening possession of a CDL with a class B endorsement if assigned to operate a vehicle with a gross weight of at least 26000 lbs. even on an occasional basis. PHYSICAL REQUIREMENTS Driving trucks and similar equipment. Standing stooping bending kneeling climbing and work in tiring and uncomfortable positions. Frequently lifts and carries material weighing up to 50 pounds.
