Description

TheResidence Manageris responsible for identifying and maintaining relationships between management companies, landlords and the housing programs at GMHC. The Residence Manager will ensure clients are adequately housed and that the apartments meet all GMHC, NYC, and funder requirements and standards. Requirements also include working closely with program staff to identify housing needs, and negotiating with outside vendors to secure safe, affordable housing for clients. Previous experience in property management is required.

Essential Job Functions

The following are mandatory requirements of the job:

  • Identify and secure new housing opportunities for clients.

  • Complete all fieldwork as it pertains to property management such as housing ramp-ups, annual apartment inspections, apartment surrenders, office visits, etc.

  • Negotiate and complete lease-up packages involving pre-screening apartments, rental negotiations, apartment showings, lease reviews, and payment processing.

  • Ascertain that all housing stock comply with GMHC and funder standards as well as NYC housing regulations and monitor NYC HPD and DOB databases for violations.

  • Responsible for updating and maintaining all internal and external reporting systems with accurate property management information such as client and housing census, lease terms, rental amounts, and payee information.

  • Ensure that housing residence census meets funder requirements.

  • Build ongoing positive relationships as well as identify new landlords, brokers, management companies, and other partners.

  • Responsible for processing monthly rental payments, security deposits, broker’s fees, rental arrears, and other payments as needed.

  • Manage and resolve rental discrepancies, general complaints, and apartment repairs.

  • Communicate with subsidy voucher programs such as NYCHA, Section-8, HASA, etc., as needed.

  • Act as liaison between client, HRA, HUD, HPD, landlord, broker, etc. to ensure best housing relations between all parties as needed.

  • Assist clients to maintain their housing permanence by monitoring and collecting monthly rent payments.

  • Monitoring of real estate market and ongoing trends.

  • Support case management team with the onboarding and offboarding of clients.

  • Attend and participate in case conferences with client and providers as needed.

  • Attend all GMHC meetings and events as assigned.

Other Responsibilities

The following duties are to be performed as assigned by the supervisor:

  • Assist with special projects and perform other related duties as assigned by supervisor.

  • Participate in CQI Projects, Dashboard Management and Special Projects as assigned.

  • Complete monthly reports.

  • Assist with Annual GMHC Audit.

Requirements

Education and Certification

  • Bachelor’s degree preferred.

  • Minimum 5 years’ experience working in the field of property management.

Special Skills and Knowledge

In addition to the above-listed job responsibilities and educational requirements, the ideal candidate for this position possesses most or all of the following:

  • 5+ years’ experience in New York City property management with a bank of broker and landlord contacts is required.

  • Extensive knowledge utilizing Microsoft Office Suite.

  • Ability to work within a fast-paced, data-driven, performance-based environment.

  • Strong interpersonal, organizational, and computer skills.

  • Knowledge of housing resources related to housing stability.

  • Exceptional written and oral communication skills with the ability to interface with a variety of internal and external colleagues.

  • Extensive experience working with individuals with HIV/AIDS, substance use issues and mental health needs.

  • Bilingual in English and Spanish is preferred.

Salary Description

$60,000 per year
