Job Description
We are seeking a dedicated Building Maintenance Technician to perform and complete work orders for maintenance at commercial outlet stores within the Nashville, TN region. This role involves traveling between 500-2000 miles per week, mainly working independently to handle tasks such as painting, plumbing, electrical work, masonry, cleaning, welding, drywall, and lock maintenance. Strong communication skills are essential for interacting with customers and completing work orders effectively.
Responsibilities
Travel 500-2000 miles weekly to commercial outlet stores to complete maintenance tasks.
Perform maintenance tasks including painting, plumbing, electrical work, masonry, cleaning, welding, drywall installation, and lock repairs.
Communicate effectively with customers and store managers regarding work orders and task completion.
Troubleshoot and repair low voltage electrical issues, such as light poles, breakers, new circuits, outlets, light switches, and water heaters.
Conduct plumbing repairs including drain cleaning and replacing toilets, sinks, and faucets.
Perform painting tasks using touch-ups, hand brushes, and spray guns.
Handle drywall hanging and finishing, including Level 5 finish capabilities, stucco, and EIFS experience.
Work with brick and stone for masonry tasks.
Perform MIG, stick, and spot welding for gate hinges and fencing.
Handle residential and commercial pad locks and electrical locks.
Drive own vehicle (work van, SUV, or truck) and maintain proof of insurance and a valid driver's license.
Use an internal app (ADP) to log hours, document work, and communicate with the team.
Essential Skills
5+ years of commercial electrical experience with low voltage systems.
5+ years of residential/commercial plumbing experience.
Experience with painting, including touch-ups and using spray guns.
Proficiency in drywall hanging and finishing, including Level 5 finish capabilities.
Experience with masonry work involving brick and stone.
MIG, stick, and spot welding skills.
Experience with residential and commercial locks.
Comfortable with extensive driving and traveling for the job.
Additional Skills & Qualifications
Proficiency in using hand tools such as angle grinders, tape measures, multimeters, channel locks, spare batteries/chargers, circular saws, drywall tools, claw/mini sledgehammers, crescent wrenches, sanders, impact drivers, speed squares, receptacle testers, needle-nose pliers, socket/ratchet sets, reciprocating saws, drill/drivers, levels, non-contact voltage testers, lineman pliers, oscillating saws, and battery-powered tools.
Comfortable with downloading and using an app for work documentation.
Must have a work van, SUV, or truck to carry tools and equipment.
Work Environment
The position requires working from 7am to 6pm, Monday to Friday, with a 30-minute lunch break. Saturday work is voluntary if there is a backlog. Expect 10-20 hours of overtime weekly. The first week involves training. The role includes working both indoors and outdoors, reaching 3-8 clients a day, and primarily involves individual work. Communication with supervisors and using an internal database to log hours and submit work orders is essential. Steel-toe boots are recommended, and PPE such as masks, respirators, harnesses, goggles, and gloves are provided based on the project.
Pay and Benefits
The pay range for this position is $23.00 - $30.00/hr.
