Amazon Transaction Manager, Global Realty, NA Parking Transactions in Nashville, Tennessee

The North America Parking Transactions team is a high-volume real estate project management team responsible for the acquisition of parking lots to support Amazon Operations.

This person will be a key part of the NA Real Estate team within Global Realty. This individual will lead teams comprised of real estate stakeholders to deliver for multiple business unit requirements. The transaction manager will manage all aspects of real estate including: requirements gathering, site search, site selection, due diligence, negotiations, capital approvals, and project closeout.

Key job responsibilities

  • Manage a high deal volume for new leases, renewals, expirations, and amendments.

  • Execute on project lifecycle from site search through deal execution with speed and quality.

  • Use project and program metrics to execute to annual plan and drive action.

  • Communicate expectations, requirements and deal status to both internal and external key stakeholders.

  • Continue to build a culture of speed, flexibility and frugality with all business partners through process improvement.

  • Collaborate with Amazon Operations, brokers, legal, finance, pre-construction, economic development, environmental and safety teams, and Global Realty stakeholders to deliver results.

A day in the life

A parking transaction manager is focused on fast delivery of real estate for the Amazon Operations teams. Ops includes multiple business lines with varying uses of the lots. Parking can be used for delivery vans, storage trailers, fueling and maintenance, e-bike storage, rural operations, or associate parking. Amazon is always innovating so use and requirements could also change.

About the team

The parking team consists of transaction managers, brokers, transaction associations, and program management. All are important in delivering to our mission: To support North America Amazon Operations capacity by delivering innovative and efficient parking solutions that prioritize transparency and associate experience. We procure offsite lots that are safe, secure, and cost effective. Our focus is to provide real estate services for Amazon business units, delivering a strategically cohesive portfolio of offsite parking to meet customer needs and save real estate costs.

Basic Qualifications

• Bachelor's Degree in Real Estate, Business Administration, Finance, Engineering, Architecture, or Planning or 3 years of equivalent experience

• 3+ years’ experience in industrial or commercial real estate

• 2+ years’ experience with real estate deal management

• 2+ years’ experience working with internal and external stakeholders (i.e., consultants, engineers, attorneys, municipal/state/regulatory jurisdictions)

Preferred Qualifications

• Experience working with and maintaining relationships with municipal, state and regulatory jurisdictions.

• Experience developing and implementing process improvements to streamline the transactions delivery system.

• Experience leading internal and external teams in a transaction management role.

• A track record of delivering high quality projects in an atmosphere where speed, flexibility, frugality are the expected norm.

• Data analysis in Excel proficiency.

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $72,800/year in our lowest geographic market up to $155,700/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on job-related knowledge, skills, and experience. Amazon is a total compensation company.
