POSITION SUMMARY: BASIC FUNCTION

Responsible for setting up governance and processes for Construction and Engineering, providing liaison efforts between Product & Sales representing construction. Efforts will be directly responsible for achieving long-term DC business enhancement and increase NTT group’s capacity to respond to the rising global demand for data centers. Within India, responsible for the reporting construction team performance and ensures team accountabilities are being met. Manages interface on roadmap and construction project schedules and interface with Sales/Customer.

ESSENTIAL DUTIES & RESPONSIBILITIES

· Create and manage Organizational KPI’s (Key Performance Indicators) for the Organizational Performance for Construction and Data Center project teams.

· Creates and develops dashboards for collection and online reporting of KPIs that enable faster decision-making, more effective expansion, and unifies strategy affiliates.

· Manages rhythm of business for construction organization liasoning with finance, sales, PMO etc.

· Key construction representative to create strategies in the environment to strengthen hyperscale sales by standardizing services and accelerating retail sales by creating value propositions between products and services.

· Aligning sales commitments with the constructability analysis of construction projects. This role ensures that sales strategies are realistic and feasible from a construction standpoint, optimizing project outcomes and client satisfaction. The manager will work closely with sales teams, project managers, and construction engineers to assess project viability, develop sales plans, and manage client expectations.

· Manage the schedule, preparation, and content of the monthly Construction Project Ops reviews, Executive Ops reviews, Investment Committee, Board of Directors and NTT Management meeting materials.

· Facilitates the weekly Construction Team staff meeting and coordinates all required Construction team training.

· Construction representative for Corporate Projects, new initiatives and other stakeholder meetings as required.

PRIMARY FOCUS

· Influencing Sales Strategy Development:

  • Steer sales strategies that align with the constructability of proposed construction projects.

  • Collaborate with sales teams early to ensure that commitments made to clients are achievable within the project's scope, timeline, and budget.

  • Identify opportunities to enhance sales proposals through constructability insights.

· Sales Constructability Analysis:

  • Work with construction directors, engineers and project managers to conduct detailed constructability analyses for potential customers.

  • Evaluate the feasibility of project designs and plans, and help facilitate sales engineering teams on same

  • Provide feedback to design teams from customers that may optimize construction methods and materials.

· Client Engagement:

  • Engage with clients to communicate the feasibility of proposed projects, addressing any concerns related to constructability.

  • Assist in managing client expectations by providing accurate timelines, clarifications, and risk assessments.

  • Ensure that client requirements are fully understood and incorporated into project planning.

· Cross-Functional Collaboration:

  • Collaborate with project management, engineering, and procurement teams to align construction plans with sales commitments.

  • Facilitate communication between sales and construction teams to ensure a seamless transition from sales to project execution.

  • Participate in project kick-off meetings to ensure all stakeholders are aligned on project objectives.

· Risk Management:

  • Identify and mitigate risks associated with the construct ability of projects, ensuring that sales commitments do not compromise project delivery.

  • Develop contingency plans to address potential challenges in construction execution.

· Reporting and Documentation:

  • Maintain detailed records of construct ability analyses, sales strategies, and client communications.

  • Prepare regular reports on project feasibility, sales performance, and construct ability issues.

  • Provide insights and recommendations to senior management based on analysis and project outcomes.

Work Experience

KNOWLEDGE, SKILLS & ABILITIES

· Ability to gain consensus and manage a multi-national team and stakeholders from a position of influence. Knowledge of global operations and processes a plus.

· Must be very organized, analytical, and structured – strong governance-orientation to ensure processes are followed and decisions are made at the appropriate level.

· Understanding of Project Management, Planning, Construction Management, and Data Centers.

· Ability to demonstrate strong capability and expertise in Excel, PowerPoint and SharePoint.

· Strong executive presence – able to convey complex and technical concepts to a non-construction audience.

· Able to work in a team environment with possibly many different agendas. Even tempered and able to work through conflict with others

· Flexible and willing to consider others ideas

· Manages stress and/or fast-pace effectively.

· Excellent communication and problem-solving skills.

EDUCATION & EXPERIENCE

· >18+ years working in a corporate or large matrix organization environment with global experience.

· Background, experience, and education in Construction Management, Data Centers, PMP/PgMP, is a plus.

· BA or BS required. MBA or Degree in Construction Management is a plus.

PHYSICAL REQUIREMENTS

· Primarily sitting with some walking, standing, and bending.

· Able to hear and speak into a telephone.

· Close visual work on a computer terminal.

· Dexterity of hands and fingers to operate any required computer keyboard, mouse, and other technical instruments.

· Able to lift and carry up to 20 lbs.

WORK CONDITIONS

· This position is expected to be 50% remote for the foreseeable future with the need to occasionally be on site in a shared environment office with access to Sales & Product team members.

· Some sales liaison scope will require to visit Construction job site at various levels of development
