Description
Essential Duties and Responsibilities:
Perform maintenance repairs to plumbing, heating, electrical equipment, doors, windows and appliances, etc.
Perform painting, carpentry, plumbing, concrete and masonry work and the upkeep of property grounds.
Safely operate equipment needed to perform normal household and office maintenance and repairs.
Maintain buildings, grounds, equipment, vehicles, and facilities so that they are conducive to program goals.
Administer and maintain the maintenance, housekeeping, janitorial, and safety compliance regulations.
Establish budget priorities and remain within the budget targets.
Establish goals and objectives, both immediate and long range, in relation to overall division facility’s needs.
Screen, respond, and/or proceed on requests for maintenance, repair, etc.
Use proper channels of communication and follow through with administrative decisions, policies, procedures, etc.
Obtain and maintain necessary information and records in electronic files (Ex: equipment warranties, depreciation on buildings and equipment, repair manuals, equipment and material purchases, safety records, OSHA and governmental inspection files, etc.) Reconcile and code purchase receipts in the electronic system.
Remain current on policies, procedures and building codes that pertain to program and serve on the safety team.
Contract with outside resources and services when deemed necessary to fulfill some of the work required with the department and monitor and/or supervise the work they perform. Establish those work schedules for any contracted services, complete necessary paperwork, and ensure that quality standards are met.
Assure privacy is maintained by being knowledgeable and following HIPAA privacy and security regulations.
Create and maintain an all-inclusive written preventative maintenance program and monitor its results.
Organize maintenance and storage areas and perform annual inventory of stored materials.
Be able and willing to flex hours as needed and work as many hours as needed to complete the job.
Remove trash or other objects from various areas of the home and provide preventative grounds maintenance.
Other duties as assigned.
Supervisory Responsibilities:
Works under general supervision.
Supervises others.
Decision Making Authority/Self-Initiative:
Authority to formulate, affect, interpret, or implement management policy/procedure.
Compares and evaluates possible courses of conduct, and acts or decides after the various possibilities have been considered. This may consist of recommendations for action rather than the actual taking of action.
Carries out major assignments in conducting business.
Provides consultation and expert advice to management.
Represents the company in handling complaints, arbitrating disputes, or resolving grievances.
Professional relationships to be maintained:
- Co-workers, program participants, public, contractors, vendors
Qualification Requirements:
Education/Experience:High School Diploma/GED (Post high school Education in a related field preferred)
5 years hands-on maintenance or construction experience
2 years supervisory experience
Knowledge of basic maintenance, HVAC systems, plumbing, electrical, and construction principals.
Knowledge and proficient use of computer system (Office 365 email, excel, word, etc.)

Education
Preferred
- High School or better
Experience
Required
2 years: Supervisory experience.
5 years: General building maintenance and repair experience.
