Job Profile Summary
Manage and direct the Real-Estate Service Department of ONEOK, Inc. (and all of its affiliates and subsidiaries) and maintain all permanent land record files covering thousands of miles of pipelines (transmission, gathering and distribution), various storage fields, plant sites, compressor sites and pump stations.
Essential Functions and Responsibilities
Manage and direct internal personnel and contract staff in several states to effectively support the clients
Work closely with internal and external legal staff to accomplish the needs of the client
Maintain any and all rental obligations tied to land related documents
Preparation and review of deeds, easements, mineral leases, surface leases and miscellaneous land-related instruments and contracts
Directing and controlling all activities relating to the company's land-related assets and rights
Managing the company's centralized land records system
Work with company project managers and engineers; estimating costs and managing the acquisition of land rights for major new projects
Research, analyze, prepare, and/or approve information including but not limited to:
Title analysis
Due diligence reviews
Assessments
Contracts
Division Orders
Education
- None Required.
Work Experience
10+ years experience in the industry relating to Rights of Way acquisition and land management preferred
Experience in use and function of tools and equipment applicable to position including accessing and utilizing computer applications
Experience with and training related to
Tailor-made recorded and unrecorded documents
Communications skills/customer relations
Land matters involving condemnation in the relevant states of operation
Real estate laws
Survey techniques/field note interpretations
Experience identifying, researching, evaluating, and prioritizing problems and situations and providing appropriate actions, alternatives, and/or recommendations
Experience researching, composing, and preparing contracts, orders, policies, procedures, reports, and correspondence
Experience reading and interpreting governmental regulations, codes, and standards, manuals, policies, procedures, contracts, specifications, and various reports and correspondence
Experience advising, directing, negotiating, and communicating effectively
Experience interacting, directing, delegating and/or communicating effectively. Working knowledge of personnel policies and procedures
Experience developing information and making presentations to groups and individuals
Knowledge, Skills and Abilities
Education in Rights of Way and Land Management or other related field is preferred
Knowledge of: files, rentals, leases, & management covering asset, stock, & merger acquisitions
Knowledge of: all State and Federal regulatory matters and requirements (i.e. DOT, §7C, §311, BLM, BOR, BIA, Fish & Wildlife, Forest Service, etc.)
Knowledge of: the operations of pipelines, pipeline acquisitions, facilities, and underground storage
Ability to: work with all aspects (i.e. operations, engineering, marketing, business development, legal, tax, facility management, drafting, etc.) to facilitate the corporate growth and maintain the integrity of the systems
Ability to: apply strong project management with an emphasis on utilizing contract brokers to accomplish the client’s needs and bring project in on time and at or under budget
Ability to: acquire right-of-way, sites, storage reservoirs and miscellaneous other facilities
Ability to: apply math, algebraic formulas, statistical methods, and calculus
Ability to: utilize excellent communication skills
Licenses and Certifications
- Notary Public preferred
