Responsible for planning, supervising, and coordinating construction worker activities during the construction, renovation, and maintenance of an assigned property in accordance with company policies and governmental regulations. Communication with supervised subcontractors and construction workers will be primarily in Russian or Ukrainian. This role involves oversight of primarily (over 80%) Ukrainian and Russian speaking subcontractors and construction workers. Communication on these worksites is conducted in these languages out of necessity due to the limited English proficiency of the construction workers. Specific duties include: Hire, direct, and motivate personnel, subcontractors and staff engaged in planning and executing work procedures. Assign work to construction workers and supervise their daily progress. Provide direction to workers in Ukrainian and Russian languages, as a significant portion of workers are not proficient in English. Coordinate a team of diverse subcontractors and vendors. Anticipate and plan projects to meet expectations and timeline goals including rehabilitation, repairs, and cleaning. Read specifications, such as blueprints and company policies, to determine construction requirements or to plan procedures. Ensure that all required insurance certificates and statutory worker s compensation are in place prior to commencing work. Inspect property and units under construction on a regular basis to ensure the work conforms to specifications, budget and schedule. Regularly communicate with the project team regarding property improvement status. Perform a final inspection with disposition department to ensure all items are completed as per contract. Lead service contracts, negotiate new contracts, or terminate existing ones as required. Arrange for repairs of equipment or machinery. Review and approve all invoices pertaining to the construction department and submits all approved bills to the accounting department for processing and payment.
