Job Summary:
The Commercial Leasing – Leasing & Asset Manager is the point of contact and leader in the field for the Commercial Leasing department for the certain Resorts. The position could be located in the Tahoe California, or Colorado Front-Range with travel necessary to the covered resorts. Under the guidance and support of the Director of Commercial Leasing (located in Broomfield, CO), the Leasing & Asset Manager is responsible for: staying abreast of retail and restaurant trends, identifying new tenants and prospects, filling spaces within the portfolio and tracking the changing/ideal mix as part of the retail programming and resort brand strategy; handling lease analysis, tenant underwriting, deal generation and execution; providing financial evaluation - budgeting and forecasting - and reporting; identifying and modeling capital allocation for projects and working with tenants to manage project buildouts and to support project management efforts; effectively fulfilling leadership roles on association boards, with key stakeholders/senior leadership, as well as cross-departmentally within each respective village; and performing other duties as assigned. This position requires a person who can communicate effectively (written and verbal), is detail-oriented with strong analytical and critical thinking skills; is adept at reviewing commercial leases and legal language, is proficient in modeling financial deals with experience in underwriting tenants as prospects and structuring leases, has strong leadership and time management skills, is effective at managing project buildouts, is organized and meticulous in lease administration, and can effectively manage internal and external stakeholders. Job Responsibilities:
Identify and evaluate new tenants. Structure new lease deals and amendments, including financial modeling
Analyze retail programming and focus on metrics to increase performance
Structure, plan and manage capital investment to support tenant buildout and renovation objectives, including managing conversions of space to highest and best use
Supervise and effectively coordinate construction, maintenance, repair, design and mechanical projects on behalf and in conjunction with commercial tenants and the property management team
Develop a good working relationship with all tenants and village leadership and help to manage and address village and tenant operational issues
Support third party retail sales generation through merchandising and marketing support, as needed
Manage tenants, structuring required lease amendments and dealing with delinquent tenants; implementing all legal means of collection or termination procedures under the guidance of the Senior Director and in coordination with the legal team
Maintain lease files and records and manage lease reporting for the assigned resorts
Provide all required management reporting and interface with the finance team, participating as a critical leader in the budgeting and capital planning processes
Ensure that all lease information is current and accurate on management reporting and billing and within lease administration systems, including certificates of insurance, HVAC maintenance, licensure requirements, etc.
Represent the company and participate as the commercial representative on HOA boards and monitor HOA budgets and capital projects on behalf of commercial tenants
Assist with tenant compliance of resort Rules and Regulations and Policies and Procedures

Job Qualifications:
Bachelor’s Degree
3+ years working in leasing, asset management, property management
Computer Skills: Outlook, MS Office (Excel, Word, Powerpoint)
Strong communication skills, both verbal and written
Data oriented with strong analytical skills and business acumen
Ability to negotiate leases, read and interpret legal documents, and perform financial deal modeling
Adept at project management
Proven customer service ability (tenants, vendors, senior leadership)
Travel to assigned resorts
The expected Total Compensation for this role is $85,000 - $95,000 + annual bonus. Individual compensation decisions are based on a variety of factors.
