BrightStar Care Part Time Maintenance Tech in Mason, Ohio

Position Responsibilities Summary: The Maintenance Technician maintains and provides general repairs to the BrightStar Senior Living community and its surrounding property, conducts daily building inspections and implements/promotes facility safety goals and objectives. As with others on the management team, the Maintenance Technician will assist with providing on-call support to our direct care staff.   Directly Supervises: None   Indirectly Supervises: None   Key Leadership, Management, and Accountabilities (LMA): Maintain and provide general ongoing facility repairs and inspections/audits; manage preventative maintenance programs, occupancy, documentation requirements, the Maintenance budget and vendors; and implement and support the safety goals and objectives of the community.    Values-based Competencies: The Maintenance Technician must consistently demonstrate and foster the following core values behaviors during all interactions with stakeholders, clients, employees, vendors, and other business partners. LMA * “L” – Effectively leads through example his/her area of responsibility. * “M” – Manages processes, procedures, and standards to achieve desired results. * “A” – Holds himself/herself and others accountable for getting the job done and maximizing value to company, clients, one another.    REPAIRS AND INSPECTIONS     * Maintain facility and provide general repairs. * Provide daily building inspections. * Provide daily audits and safety checks on equipment. * Complete work orders and maintenance requests in a timely and accurate manner. * Manage the preventative maintenance programs. * Maintain and provide required documentation. * Prepare and maintain each residence for occupancy; assist with move in/out process. * Schedule outside vendors; set-up and maintain positive vendor relationships. * Maintain all equipment manuals and service contracts. * Maintain maintenance and housekeeping supplies and materials. * Manage the Maintenance budget. * Train staff on the proper use of maintenance equipment.  SAFETY AND COMPLIANCE * Implement/promote facility safety goals and objectives. * Properly store chemicals and supplies.  * Maintain consistent compliance with state regulations for standards of building maintenance and repair. * Coordinate fire drills (quarterly, at minimum). * Ensure clear and safe entrances/exits to the community. * Maintain key supply and appropriately distribute keys. * Promote “Safety First” in all repair and maintenance work. * Develop and review all maintenance policies and procedures at least annually and update as needed. * Conduct regular inspections of life safety systems, including fire extinguishers and sprinkler system. * Coordinate annual apartment maintenance schedule. * Respond appropriately to resident or community emergencies by assisting as needed. * Stay up to date on all emergency policies and procedures and participates and assists in drills within community. * Assure compliance with all local, state and federal laws regarding licensure, including attention to the fire and occupational safety.      Education/Certification Requirements: * High School diploma or GED.   Skills/Qualifications Requirements: * General maintenance and repair background including drywall, painting, HVAC, plumbing, electrical, fire alarm and fire/lawn sprinkler systems, etc. * Strong customer service and verbal/written communication skills (English).  * Valid Driver’s License and auto insurance. * Ability to multi-task, prioritize and complete work on time. * Be a team player with a positive attitude and professional public image. * Be flexible and detail-oriented. * Long Term Care, Assisted Living and/or Memory Care experience preferred.   Travel Requirements: * Limited travel as needed for various staff and resident care service needs. * Up to 10% or as directed based on the needs of the business and attending job required training and conferences.   Work Environment: * Office Environment: high-paced office environment; continuous phone use/ringing; talking; various noise levels; interactions with employees and residents; sitting and standing for long periods of time; bending and stooping required; lifting up to 10 lbs. regularly and up to 50+ lbs. may be required; using a computer for extended periods: typing, staring at a bright monitor or TV screen; using fingers, wrists, and arms; stress on back may occur; possible exposure to prescription drugs, bodily fluids, small appliances for cooking, cooling, and heating foods or securely storing medications. * Resident Environment: Unknown environments; bodily fluids, household and human germs; extreme cold or hot temperatures in or outside; light to heavy traffic; inclement weather; human body weights that vary based on client health and lifting as prescribed or needed per plan of care; 50+ lbs.
