This position travel’s the state assisting parks in analyzing infrastructure problems for project request, writing detailed specifications for projects to ensure proper procurement procedures, meeting with contractors on site to acquire quotes on projects and research and evaluate new procedures and materials for various projects. This position will work with contractors throughout the life cycle of the project. This includes on-site meetings before beginning the project, during the project to ensure compliance and upon completion of the project for final inspection. This position will assist supervisor in creating material lists and scheduling and working with inhouse construction crews to help keep needed materials and subcontractors on site as needed. This position will maintain documentation of project start dates, completion dates, meeting with contractors, and punch list for contractors required to finish projects. This position will also maintain purchase card transaction receipts, vehicle mileage logs, assist in inventory of tools, vehicles, equipment and electronics. Other duties include planning personal work scheduling, analyzing blueprints, performing carpentry work, attending staff and safety meetings, preparing reports and any other duties as assigned.

Computer skills needed: Word (specification doc., documentation of conversation with contractors and park personal),

Excel (spreadsheets for project info, contract documentation, and in-house construction crew progress), experience in internet research for specifications for projects and Outlook (emails and calendar scheduling).

Frequent overnight statewide travel is required. Applicants must possess a valid driver’s license, and a driver’s record check will be performed. This position offers a full benefit package including paid holidays, annual and sick leave, health insurance, and retirement pension.

Applicants must meet or exceed the following qualifications: the formal education equivalent of a high school diploma; plus five years of experience in one or more skilled trades, including one year supervising skilled and/or semi-skilled workers. Summary

The Maintenance Supervisor is responsible for overall maintenance of buildings and grounds and equipment. This position is governed by state and federal laws and agency/institution policy.

Functions

Provides supervision to subordinate carpenters, electricians, plumbers, groundskeepers, maintenance repairmen and custodial staff by establishing work schedules, assigning specific duties with detailed instructions, and reviewing work performed on a regular basis to ensure adherence to deadlines and proper procedures. Interviews applicants and recommends the hiring, training, and performance evaluation of skilled workers such as: carpenters, electricians, plumbers, boiler operators, groundskeepers, maintenance repairmen, and custodial staff. Participates in preventive maintenance activities and supervising structural repairs of buildings and grounds. Makes routine inspections of the heating, cooling, and electrical systems. Develops annual preventative maintenance schedules and receives work orders and assigns to the proper shop for completion. Coordinates the work of employees and outside contractors, including requisitioning supplies and tools, maintains inventory, as needed, and reviews completed contracted work. Provides in-service training for employees on equipment, safety, and procedural changes. Conducts on-site inspections to ensure quality of work, determines maintenance requirements, and complies with safety regulations. Monitors building and grounds for public safety and security and checks safety systems such as, emergency lights, smoke alarms and fire extinguishers. Performs other duties as assigned.

Knowledge of building and grounds maintenance techniques and equipment. Knowledge of inventory control techniques. Knowledge of state purchasing procedures. Knowledge of supervisory practices and procedures. Ability to operate, maintain, and perform minor repairs on various types of electrical and mechanical equipment. Ability to conduct on-site inspections to determine compliance of work with departmental standards and regulations. Ability to plan, organize, and oversee the work of lower-level supervisors, skilled, and semi-skilled workers. Ability to maintain adequate supplies and inventory records.

Minimum Qualifications

The formal education equivalent of a high school diploma; plus five years of experience in one or more skilled trades, including one year supervising skilled and/or semi-skilled workers. Additional requirements determined by the agency for recruiting purposes require review and approval by the Office of Personnel Management.
