Description

We are offering a contract to permanent employment opportunity for a Property Accountant in Las Vegas, Nevada. The Property Accountant involves liaising with internal teams, managing tenant accounts, and handling various accounting functions & reporting. The ideal Property Accountant will have prior industry experience, be familiar with Yardi or similar ERP system, and have a strong understand of general accounting principles and being able to interpret lease agreements.

Responsibilities for the Property Accountant include:

• Serve as the internal liaison, coordinating with Leasing, Property Management, Regional Counsel, and our third-party lease administration team.

• Oversee and review tenant CAM & real estate tax billings.

• Play a crucial role in providing documentation and managing annual audits.

• Preparing monthly financial reporting.

• Conduct periodic lease notes abstraction.

• Support internal requests for detailed lease interpretation and any supporting calculations.

• Manage tenant vacates and monitor tenants awaiting rent commencement.

• Process and notify tenants of changes in their rent, CAM, real estate tax and other charges.

• Review late fees prior to assessment and run quarterly statements.

• Handle all tenant discussions and communications.

• Be responsible for tenant accounts receivable pursuit, documentation, and follow-up.

• Resolve all disputed charges, including CAM, real estate tax, base rent, utility and other charges.

• Research and apply unapplied cash balances.

• Identify and process write-offs and identify tenants for legal collections.

• Manage legal collections pursuit liaising with internal and external counsel.

• Perform A/R management reporting.

• Establish and maintain a healthy and productive relationship between landlord and tenant.

• Take on special projects as assigned.

Requirements

• Minimum 3 years of experience as a Property Accountant or in a similar role.

• Proficient in accounting software systems (Yardi, MRI, etc.)

• Experience in auditing and analyzing financial statements.

• Bachelor's degree in Accounting, Finance, or related field is preferred.

• Excellent organizational and communication skills.

• Detail-oriented with strong analytical skills.

• Ability to work independently and manage multiple tasks.

• Strong problem-solving skills and ability to make sound decisions.
