We are looking for skilled HVAC Technicians to lead the effective, efficient, and timely delivery of our line of services. HVAC Technicians are mobile and use multiple trade skills such as carpentry, plumbing, electrical, locksmith, painting and roofing for a wide variety of customers in an assigned geographical territory. Technicians are provided a company van, tools and equipment. Technicians are based at their home address and access their daily route through a company provided iPad and iPhone. We offer opportunities for skill development through on the job training as well as professional training and education programs.

Job Title: HVAC Technician

Job Summary:

Leader in the field who regularly leads projects of criticality to campus and beyond with high consequences of success or failure. The employee has impact and influence on campus policy and program development.

Essential Duties and Responsibilities:

  • Design and/or evaluate HVAC Systems. HVAC design engineers create heating and cooling systems and their controls.

  • Calculate Heating and Cooling Needs.

  • Interpret and Draft Plans.

  • Calculate Ventilation Requirements.

  • Assist with capital planning.

  • Adhere to All Building Codes along State/Federal Guidelines.

  • Coordinate with others, such as other trades.

  • Performs preventive maintenance on HVAC systems per CMMS scheduling. Changing of filters and belts as needed. Cleaning of cooling and heating coils, while checking condensate drains. Lubricating bearings on pumps and fans as needed.

  • Installs lighting ballasts and bulbs as needed per CMMS work request.

  • Assists, when necessary, the Lead Technician or Maintenance Technician III in repair, adjustment and maintenance of refrigerants, heat exchangers, HVAC equipment and systems, electrical, emergency backup systems and hot water systems; chilled water, and air conditioning equipment; boilers, heating, ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; records readings as necessary to ensure proper operation of equipment and makes adjustments where necessary to assure proper operation of equipment and notifies appropriate parties of any problems or malfunctions.

  • Analyzes the operation of various systems, determine the cause of problems/malfunctions and take corrective action as required.

  • Supports occupant satisfaction processes by ensuring clients are informed about the status of their request in a timely and accurate manner.

  • Performs building rounds and is responsible for reporting equipment malfunctions, noises, smells or odors that could be potential problems, to the Maintenance Manager or Lead Technician.

  • Performs and documents maintenance and repairs timely and accurately.

  • Manages time wisely. Remains productive while working independently.

  • Maintains tools and orders supplies as required for installation and repairs.

  • Complies with departmental policy for the safe storage, usage and disposal of hazardous materials. Maintains a clean and safe workspace.

  • Safely uses hand tools, power tools and test instruments to maintain, troubleshoot and repair various types of equipment.

  • Follows safety practices, and utilizes protective clothing and equipment as required by OSHA. Knows the whereabouts of all emergency equipment (i.e. fire extinguishers, eyewash and shower stations, first aid supplies, breathing apparatus, etc.

  • Performs other various duties as assigned by supervisors.

  • For internal candidates, must constantly receive a “meets expectations” job performance review.

Licenses/Certifications:

  • High school diploma or equivalent

  • Must be 18 years of age

  • Trade School Certification a plus

  • Computer literate

  • 2+ years in experience with commercial air conditioning including: chillers, water pumps, cooling towers, air handlers, package units, split systems, exhaust fans and heat pumps.

  • Valid State Driver’s License

  • CFC Universal Certification a plus

  • The State licensing Requirements for performing this trade

Physical Demands:

The physical demands and work environment described here are representative of those that must be met by a Maintenance Manager to successfully perform the essential functions of this job. While performing the duties of this job, the Maintenance Technician II is regularly required to stand at eight hour intervals with occasional scheduled breaks, walk, use hands to finger, handle, or feel, reach with hands and arms, stoop, kneel, crouch, or crawl, and talk or hear. The individual frequently is required to climb stairs and ladders. The individual must regularly lift and/or move up to 70 pounds, at higher than chest level and be able to tolerate adverse rooftop working conditions due to climate and tolerate extreme temperature changes.

Work Environment:

Regularly exposed to moving mechanical parts and risk of electrical shock. Occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; extreme heat; and vibration. The noise level in the work environment is considered normal. Required to drive a company vehicle daily.
