Job Title: Program Leader – Workplace Management

Function: Commercial Services Group

Reports to: Associate Director - Workplace Management

Location: Hyderabad/Chennai

Position Summary:

  • Strategically deliver flexible, long-term office strategies anticipating changing business needs. Design, construct, operate and maintain best-in-class workspace environments reflecting the forward-looking culture to attract and retain top talent. Drive value through optimized performance, effectiveness, and impact of facility operations. Enhance Team Member experiences in the workplace through a variety of services and amenities. Provide leadership, experience, communication, and skills to guide a team to ensure deliverables.

  • Seeking a highly motivated, team player with drive for results and Customer success. As part of corporate service team, we touch every part of the business and impact key metrics like growth, revenue, cash flow, employee experience and productivity. This role is responsible to manage the end-to-end planning and execution of our employee experience services and contribute towards the future strategy.

  • Team size 15 Direct & outsourced staff.

  • India RE & Location footprint - 500,000 sft in GGN, Noida, Hyderabad, Chennai

  • Location in scope – South (Hyderabad/Chennai) with 200000 sq ft

Key duties & Responsibilities:

  • Responsible for overall Facility & Transport management of the site. Shadowing Real Estate expansion or renovation projects when applicable.

  • Ensure to provide 24x5 secure, safe and conducive working environment to all the employees with a target to have zero down time of the facilities.

  • Ensure smooth day to day operations of team member services including the areas of transportation, cafeteria and catering services and housekeeping.

  • Preparation/tracking of budget , financial planning and cost improvement initiatives are key deliverables.

  • Strong knowledge of E&M compliances and periodic measures at each site.

  • Regularly connect with Site Business Unit leadership to discuss and respond to requests and concerns regarding office space, building operations and employee services.

  • Understand, manage & meet business expectations on timeliness, accuracy, and quality of deliverables.

  • Oversee the negotiation of terms and conditions of all Facilities/Real Estate agreements for the lease, use and occupancy for the site

  • Develop and maintain cooperative working relationships with collaboration partners, and landlord/real estate brokers/tenants/local authorities.

  • Workplace compliances including sustainability at design stage.

  • Liasoning with building management, contractors as and when required for existing set-up and operations

  • Work closely with business on Capacity management and utilization of facilities.

  • Responsible to provide safe and efficient employee transportation services for the site

  • Developing vendors for Facility services including general purchase, Housekeeping, security, maintenance etc in collaboration with the Procurement team.

  • Promote a transparent and positive work environment for staff, identify address any issues that are creating barriers to an optimal work environment.

  • Ensure compliance to SEZ norms for the SEZ facilities.

  • Drive continuous improvement culture by focusing on process improvement, automation and bring scalability to the function.

Qualification:

  • Post-graduate or equivalent preferred.

  • Preferably from similar industry

Min Experience Required:

  • 18+ years of relevant work experience of managing Facilities, Transport, Cafeteria and supporting Real Estate & Travel in India & global environment.

  • Minimum 7 years’ experience in Managerial / People management role.

  • In-depth knowledge of FM technologies, incident management software and other FM-related equipment, such as access control systems and CCTV surveillance.

  • Understanding of Occupational Health & Safety standards requirements.

  • Excellent Project Management skills. Critical thinking, problem solving, strong verbal and writing skills and ability to effectively communicate with all levels of the corporate structure.

  • Exposure to Employee transportation services.

  • Administrative, leadership and managerial abilities are necessary.
