The mission of The University of Texas M. D. SUMMARY

Perform tasks associated with the monitoring, maintenance, repair, and troubleshooting of pneumatic tube system and the trash/linen system as assigned. This is a generic description of duties for positions focusing on the maintenance and repair of the pneumatic tube system as well as trash and linen systems. This position may be also be asked to repair and maintain building and utility equipment, respond to customer calls, provide support to emergencies.

JOB SPECIFIC COMPETENCIES

· Perform specialized tasks in the troubleshooting, repair and maintenance Pneumatic Tube System and/or Trash and Linen Systems.

· Conduct periodic inspections of designated facilities, equipment and systems. Maintain the pneumatic systems to reduce the downtime to a minimum.

· Perform preventive maintenance on pneumatic tube system and trash and linen systems.

· Maintain appropriate documentation and maintenance/repair records to ensure compliance with applicable regulations and codes.

· Maintain appropriate inventory of pneumatic system carriers and carrier inserts. Ensures that each station has the allotted amount of carriers.

· Collaborate and consult equipment manufacturer for technical assistance; contact manufacturer for warranty service or service beyond warranty if circumstances dictate. Research Manufacture sites, equipment manuals and online resources to obtain required replacement parts. Work with venders to acquire pricing and complete purchase requisitions for parts and materials.

· Coordinate with outside venders to make necessary repairs to the pneumatic tube system and the pneumatic trash and linen systems.

· Attend Manufactures training at offsite locations as necessary. Research, learn and self-train on the pneumatic systems utilizing the manufacture manuals and training guides if necessary.

· Update management of general condition of equipment and systems and any unusual problems or concerns that may arise

· Provide recommendations for improvements and upgrades.

· Provide technical assistance, instruction and consultation to staff members for the resolution of special problems. Provide training to maintenance staff members as well as clinical staff (Users of the systems).

· Perform other duties deemed necessary for operational needs when required. This includes but is not limited to the following:

· Maintain, Repair, troubleshooting, various equipment, buildings, and utility systems using one or more craft trade skills. Maintains records of materials, jobs, and other pertinent information through CMMS program.

· Notify management of all recognized equipment repairs.

· Clean and maintain equipment and work areas.

· Applies basic craft knowledge and skills by following work instructions to:

o Repair or replace ceiling grids and tiles.

o HVAC initial response for hot/cold calls, odors, exhaust issues, repair or support to replace equipment, etc.

o Plumbing initial response to unclog water closets, sinks, shut off fixture stops, use sewer machines on floor drains, replace faucets, valves and fixtures, etc.

o Electrical tasks such as clean/replace light diffusers, replace lamps and ballasts, switches and receptacles, etc.

o Assist with preventive maintenance as required by the assigned tasks.

o Manage all assigned work orders to be completed as per schedules.

o All completed work meets professional standards of cleanliness, maintenance and safety in accordance with work instructions

o Knowledge about the building and utility systems. Engage in collaborative efforts by team members from all craft shops to resolve problems and repair/upgrade deficiencies in the utility systems.

Interprets and works from instructions, blueprints, sketches and diagrams in the installation of electrical systems. May coordinate the workflow of technicians and mechanics. May assist with outage Investigations. Participates in process improvement initiatives.

o Able to flex schedule if coverage is needed on other shifts.

Additional expectations:

· Report and Document in CMMS Provide complete information to accurately document corrective action, labor hours, and materials used on work orders.

· Technicians are responsible to ensure their time and activities are truthful and accurate.

· Technicians must ensure Timely communication to supervisor of any other issues encountered during the performance of work is required.

· Respond to Emergency responses for facilities including code red alarms

High school diploma or equivalent. Two years experience in one or more crafts (i.e. - plumbing, electrical, carpentry, painting, HVAC, instrumentation)
