Project Manager Job Summary: Manage activities throughout project lifecycle for uncomplicated, straightforward projects; oversight of quality control and safety. Communicate with internal and external stakeholders, drive efficiency, ensure compliance with contractual requirements, and deliver projects on time and within budget. Responsibilities include planning, budgeting, scheduling, adequate resources, and other documentation necessary for success. Prepare estimates, roll-ups project proposals and budgets as requested. Maintain solid customer relationships. Essential Duties and Responsibilities: Reviews and determines project goals and timelines for each awarded project, defining objectives, risks, assumptions, staffing levels, roles and responsibilities, work breakdown, milestones and deliverables. Manage project startup, including securing building permits and other requirements. Assists with budgets, estimates, construction schedules, progress and monthly reports. Supports PM II with financial analysis and reporting of projects (WIPs) on a weekly basis. Attend project coordination and owner/contractor/architect/engineer meetings as required, takes appropriate notes to document discussions and copies supervisor if requested. Conduct cost-benefit analysis, risk analysis, and ROI calculations to determine project feasibility. Reports findings as requested. Conduct/support site meetings, RFI's, invoices, change orders and control document process. Track project costs to ensure within budget; report variance to PM in timely manner. Assists with the preparation and finalization of contractor/trade contracts, ensuring all issues are resolved and dealt with in a timely manner. Responsible for communicating with variety of stakeholders including site superintendents, sub-trades, designers, estimators, and GC's. Identify any conflicts within project teams and seek PM support for contingency plan. Ensure company, client, and project policies, procedures and standards are always adhered to, including ensuring that safe practices are being followed during site visits. Maintain relationships with customers and regulatory counterparts. Additional duties as assigned. Experience/Education Requirements: Bachelor's degree in Construction Management, Mechanical Engineering or equivalent degree and a minimum of two years construction experience OR six years of progressively responsible experience in commercial construction. Experience in mechanical plumbing/HVAC preferred. Working knowledge of construction equipment and techniques, drawings and specifications, building materials and required standards applicable to discipline; knowledge of system prefabrication and installation is required. Proficiency with Microsoft Office products, AutoCAD, Revit, Bluebeam/Adobe Pro, estimating software, Procore/Primavera or other Project Management software, file sharing systems; typing skills necessary. Ability to assume responsibility and interface/communicate effectively with others. Valid state driver's license and able to travel as needed for project and department support. Travel: Includes up to 50% - 70% local and regional travel. Occasional national travel.
