JOB SUMMARY: Keeps buildings and grounds in clean and orderly condition by performing the following duties. ESSENTIAL JOB FUNCTIONS OF THE POSITION INCLUDE, BUT ARE NOT LIMITED TO THE FOLLOWING: The essential functions of the position include, but are not limited to, the following: 1. Sweeps, mops, scrub, and vacuums hallways, stairs and other common areas (i.e. lobbies, elevators, break conference rooms) including interior window cleaning. 2. Cleans, disinfects and maintains all public and office restrooms, including office and restroom fixtures. 3. Empties office and common area trash and garbage containers. 4. May caution tenants regarding complaints about excessive noise, disorderly conduct or misuse of property. 5. Notifies immediate supervisor concerning need for major repairs or additions to lighting, heating, and ventilating equipment. Reports potential need to Supervisor or designee immediately. 6. Removes snow, applies salt and removes debris from sidewalk. 7. Mows, trims and edges lawn area, trims shrubbery, leaf pick-up and cultivates flowers. In addition, remove trash from grounds including the parking lot. 8. Provides assisting with cleaning vacant units. 9. All other duties as assigned. SUPERVISORY RESPONSIBILITIES: None. WORK ENVIRONMENT: While performing the duties of this job, the employee is frequently exposed to outside weather conditions. The noise level in the work environment is usually moderate. OCCUPATIONAL SAFETY AND HEALTH (OSH): It is the duty of each and every employee to know the safety rules, and conduct his/her work in compliance with these rules. Disregard of safety and health rules will be grounds for disciplinary action up to and including termination. It is also the duty of each employee to make full use of the safeguards provided for their protection. Every employee will receive an orientation when hired and receive a copy of any Agency Safety and Health Programs. Employee responsibilities include the following: 1. Reading, understanding and following safety and health rules and procedures. 2. Signing the code of safe practices and any other policy acknowledgements. 3. Wearing Personal Protection Equipment (PPE) at all times when working in areas where there is a possible danger of injury. 4. Wearing suitable work clothes as determined by the supervisor/manager. 5. Performing all tasks safely as directed by their supervisor/manager. 6. Reporting all injuries, no matter how slight, to his/her supervisor/manager immediately and seeking treatment promptly. 7. Knowing the location of first aid kits, firefighting equipment and safety devices. 8. Attending any and all required safety and health meetings as directed by his/her supervisor/manager9. Not performing potentially hazardous tasks, or using any hazardous material until properly trained, and following all safety procedures for those tasks. 10. Stopping and asking questions if ever in doubt about the safety of any operation. QUALIFICATIONS AND REQUIREMENTS: The incumbent must: 1. High school diploma or general education degree (GED) and six to twelve months related experience and/or training required. 2. Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple explanation of work on the work order. 3. Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. 4. Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. 5. Hold a valid Ohio Driver's License. 6. Must be bondable. 7.
