Job Description

The Role

The position requires a high degree of energy, enthusiasm, real estate knowledge, and professionalism. The position will report directly to Jason Bengert, VP, Development and also receive assignments and be submitting work product to Ryan Soule, VP, Asset Management. Experience in design fundamentals, construction, tenant improvements, and capital expenditure improvements will be required of the position; with experience in asset management and/or property management being beneficial . This position will be responsible for identifying, budgeting, permitting, sourcing, bidding, contracting, and monitoring construction improvements on newly constructed or existing assets. Given the geographic profile of the Central and West Regions being covered by this role, travel will be required on a regular basis.

Candidate Profile

The successful candidate will at a minimum possess much of the following experience and traits:

  • Proven track record in commercial real estate, design, engineering, construction, and project completion.

  • Thorough knowledge of renovations, rehabbing or identifying value creation opportunities of assets that are reaching the end of their life-cycle or under-utilized assets.

  • The experience and gravitas to manage internal and external resources, consultants, and contractors.

  • Proficient in oral and written communication coupled with the ability to craft and present detailed work product in a clear and concise manner.

  • Intelligent, forward thinking, great at solving problems and implementing solutions. Must have low ego needs coupled with high engagement.

  • Promote a positive, can-do attitude with a real focus on efficiency.

  • From a cultural-fit perspective, this person must be highly collaborative by nature and be willing to roll up his/her sleeves to drive the business. Highly organized, patient, and strategically oriented with an ability to defend his/her position in a well-reasoned, articulate fashion in a non-authoritative environment.

S/he will collaborate with a team of asset managers, investment officers, development managers and analysts based in the six regional offices (Atlanta, New Jersey, Dallas Los Angeles, San Fransisco, and Chicago) and additional offices, if added. Capital Projects include Lighting retrofits, rebranding initiatives on newly acquired properties, building painting, roofing projects, ESG initiatives adapted to our assets, paving, striping and concrete work, sitework, ADA compliance, “make-ready” office and warehouse spaces, HVAC and other building system upgrades, and site salient repairs or reconditioning.

Primary functions and responsibilities will include:

  • Build and maintain strong relationships, both directly and with third party property managers, architects, and contractors in each region; able to effectively source design services and construction with established or new consultants or contractors.

  • Lead a team of consultants and contractors to implement Capital Projects outlined and approved in the annual budgeting process.

  • Manage cost and timeline of capital expenditure projects, large tenant improvement jobs, and larger capex projects as necessary.

  • Lead the effort within the logistics team to establish an overall Capital Improvement Execution Plan on a rolling five-year basis.

  • Assist and participate in the due diligence investigations of new investment opportunities, including coordination with third parties to determine necessary scope and pricing of potential capital projects required at the asset if acquired.

  • Establish a strategy and capital savings opportunities for volume pricing related to grouping of established Capital Budgeted projects.

  • Lead in preparing “make-ready” improvements required upon rollover of any given lease termination. This includes but is not limited to coordinating with the asset manager of the property and devising a plan of improvements; budgeting, bidding; contracting with the required consultants and contractors to execute the work; coordinating the permitting process if required; and overseeing the execution of the planned improvements.

  • Attend and report on the progress and completion of projects set forth in the Capital Expenditure budget coupled with any unbudgeted projects required of the portfolio assets.

  • Assist in responding to Build to Suit or Leasing RFP’s by establishing site plans, floor plans, reviewing and adapting the proposed tenant’s specifications with budgets and schedules to support such development projects and first-generation leasing.

  • Manage payment applications and invoices with all vendors through Property Accounting.

  • Provide budget to actual reporting of each Capital project

  • Develop and manage a tracker of costs by region on trades of work that regularly are required in maintaining our assets.

  • Provide feedback to our development team on issues that we are experiencing on our existing portfolio that we should consider revising in our Master Development Guideline.

  • Promote and maintain Brookfield’s Safety standards with consultants and contractors in executing projects.

    General Qualifications Required

  • Bachelor’s Degree

  • 3 – 7 years of demonstrated work experience in the field of Property Management, Asset Management, Design, or Construction Management

  • Proficient in Microsoft Products with advanced skills in Excel

  • Experience with MS Project, Bluebeam, ACAD ReVu, Google Earth, Adobe Acrobat, Yardi, and other related project management software preferred
