DEVELOPMENT MANAGER | REMOTE

As the owner’s representative on various development projects, the Development Manager is responsible for overseeing all aspects of development, from site evaluation through entitlement. Projects predominantly involve new ground-up construction, as well as land transactions, infrastructure, and redevelopment initiatives. The Development Manager should be adept at financial modeling and possess the ability to work closely with internal stakeholders throughout the project lifecycle, ensuring seamless collaboration from inception to completion.

Job Description

  • Project Management : Oversee all upfront property due diligence to ensure project feasibility, and promptly identify site specific development, entitlement, and permitting issues. Such tasks include managing all third-party service providers, and thoroughly reviewing all due diligence materials, including title reports, surveys, environmental site assessments, geotechnical reports, and other analyses.

  • Financial Analysis : Conduct financial analysis, including feasibility studies, pro forma modeling, budgeting, and cost tracking, to ensure projects meet financial objectives and targets.

  • Site Selection and Due Diligence : Identify and evaluate potential development sites, conduct thorough due diligence, and assess site feasibility and suitability for development. Identify and outline the appropriate zoning approval path, and coordinate the entitlement process, including preparation of various submittals and presentations for Zoning Boards, Planning Commissions, City Councils, and related government or regulatory agencies.

  • Stakeholder Management : Establish and maintain relationships with stakeholders, including landowners, internal stakeholders, lenders, government agencies, consultants, and contractors, to facilitate project success.

  • Permitting and Entitlements : Manage the permitting and entitlement process, including zoning approvals, environmental assessments, regulatory compliance, and community engagement.

  • Construction Oversight : In conjunction with the Construction & Design group, actively participate in the site and building design process to ensure projects are completed on time, within budget, and to the highest quality standards.

  • Risk Management : Identify and mitigate project risks, anticipate challenges, and implement effective risk management strategies.

  • Reporting and Documentation : Prepare and present project updates, reports, and presentations to internal and external stakeholders. Assist with the internal capital approval/management process. Prepare all funding requisition packages for approval and coordinate with accounting for timely payment of vendors.

  • Market Research : Work closely with Broker teams to manage the new site identification/selection process. Prepare reports communicating new site search efforts, outlining opportunities and risks associated with various occupancy options.

REQUIRED:

  • Bachelor’s degree in Finance, Real Estate, Real Estate Development, or another related field

  • 1-4 years of experience in commercial real estate development (required)

  • Other Knowledge, Skills and Abilities: Must possess very strong financial modeling skill. Must be highly proficient in Microsoft Excel and be highly knowledgeable of common commercial real estate practices, terminology, market forces, trends, and techniques
