Overview

JOB DUTIES

  • Building engineers to assume responsibility for the operation, repair, maintenance, and monitoring & minor construction projects required to maintain infrastructure and utilities for assigned properties.

  • More specifically, building engineers will complete the following activities per the customer request: Conduct planning, implementation, coordination, and supervision of all mechanical, electrical, and plumbing operations, maintenance, communications, and energy management systems.

  • Oversee and coordinate the daily, safe, and efficient operation of all mechanical, electrical, plumbing and all other systems as covered under the IUOE Local 399 agreement. Facilities systems include but are not limited to the HVAC systems, chillers, air handlers and exhaust air (including fume hoods), mechanical cooling, electric heat, boilers, compressors, generators, water treatment, chemical

  • testing, emergency power, fire protection, building automation, high- and low-pressure boilers and DDC/pneumatic controls.

  • Monitor and maintain optimum performance of all building systems, maintain daily logs and managing the customer’s preventative maintenance program.

  • Assist with over site and coordination of vendors for capital and tenant improvements when working on site.

  • Contact subcontractors for bids for various specialized construction work.

  • Review bids with ownership/management to determine proper scope and economically feasible pricing.

  • Review drawings, submittals and cut sheets with ownership to determine compliance with project goals.

  • Prepare a preventative maintenance program for mechanical, electrical, plumbing and life safety systems in the event a current one does not exist. Sustain the building while construction projects take place.

  • Replacement of plumbing fixtures, replacement of lighting fixtures, trash disposal, hardware replacement, door lock repair, rodding of plumbing systems, patch areas of piping insulation, optimize mechanical systems & perform daily walk throughs.

  • Possesses knowledge of safe and efficient operation of equipment, power and hand tools.

  • Demonstrates exemplary tenant relations, team spirit and respect of others.

  • Administers necessary inventory control programs to ensure adequate spare parts and material inventories.

REQUIRED EXPERIENCE/QUALIFICATIONS

  • 3+ years engineering/maintenance technician experience in an industrial, corporate office, retail, etc. setting performing the operation, installation and maintenance of building systems with a technical understanding and knowledge of HVAC, electrical, plumbing, fire/life safety, and control systems.

  • Ideal candidate must have strong HVAC background

  • Ability to read and analyze Electrical, Mechanical, and Plumbing drawings

  • Working under limited supervision, monitors building system operations and performance.

  • Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling.

REQUIRED EDUCATION

  • City of Chicago Stationary Engineer’s license

  • Universal Technician for CFC/EPA 608

  • Vocational/Technical training certificate(s)

  • High school diploma or general education degree (GED) and a minimum of four years of related experience and/or trade school training.

PREFERRED EDUCATION

  • OSHA-10, OSHA-30, LEED Certification any other state regulated trades license.

  • Additional certification in one or more of the following: electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair

  • Building Automation System Controls such as: Tridium/Jace, Niagara AX & N4 Technical Certifications, Niagara AX Developer Cert, Niagara N4 Advanced Technical Cert, DistechGFX Engineering, Johnson Controls PCV/G Engineering, Honeywell Spyder Engineering, Square D VFD, Trane Building Automation System Controls, etc.
