Spectrum Facilities Technician III in Charlotte, North Carolina
JOB SUMMARY
This position is responsible for coordinating the technical activities related to facilities management by supporting tech personnel and assisting in ensuring the optimal utilization of the organization's day-to-day operations regarding scheduling of property maintenance, vendor activities, response priority, etc. This includes providing maintenance and support for all facilities /grounds in the assigned area in a manner consistent with Charter’s policies and procedures, quality standards, customer needs and applicable regulations
MAJOR DUTIES AND RESPONSIBILITIES
Responsible for building maintenance including but not limited to: painting, wall/floor repair, plumbing (clogs, leaks, fixture repair/replacement) minor electrical repairs, door hardware, HVAC filters, lock and door hardware issues, and grounds maintenance
Ensure proper staffing for key building support functions on a daily basis
May oversee contractors for facilities renovation projects which involve the movement/rearrangement of workspace, furniture rearrangement, as well as minor electrical and data cabling changes
Ensure the completion of daily and weekly facility related tasks relating to maintenance of facility operating systems i.e. HVAC, chillers, boilers, pumps by checking/recording gauge/valve readings, adjusting temperature settings to maintain employee comfort
Inspect generators and maintain fire systems in support of safety and business continuity
Procure building supplies as needed e.g. lamps and ballasts, replacement HVAC filters, cooling tower chemicals, etc.
Coordinate setup for company functions
Procure and direct outside contractors involved in facility repair/maintenance by obtaining competitive quotes, scheduling appointments, escorting vendors to work area, check on work-in-progress
Confirm all property-related ServiceNow Tickets are being completed in a timely manner
Evaluate and report on facility conditions (using PM check list provided) for items in need of attention i.e. light bulbs needing replacement, ceiling tile replacement, worn carpet, door operation, exit lights, walkways free of hazards, etc.
Perform emergency building work and site cleanup as needed e.g. water cleanup from roof leaks after storms, place fans to dry wet carpet, board windows, pick up debris, etc. and respond to inclement weather as needed
Safely operate a company vehicle for equipment pickup/delivery and to maintain offsite facilities
Responsible for training Facilities Technicians I & II
Provide quality customer service by cooperating with co-workers, providing guidance to the Facilities technicians as well as the Facilities team in general, responding politely to customers, and working as a team member by accepting change in a positive manner
Perform other duties as requested
REQUIRED QUALIFICATIONS
Skills/Abilities and Knowledge
Ability to speak, read, and write in English fluently
Ability to read and comprehend simple instructions, short correspondence, and memos
Strong organization, interpersonal and communication skills
Significant mechanical aptitude
Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization
Working knowledge of Microsoft Office
Ability to use office equipment, including telephone, computer, printer and copier
Ability to sit, stand, and reach
Ability to lift, push or pull 50lbs. up to 1/3 of the time
Ability to utilize step and extension ladders up to 32’ in height to perform essential duties as well as the ability to use an aerial lift as needed (65' or more)
Ability to grasp/use hand and power tools
Ability and experience in using hand tools (hammer, screwdriver, wrenches, drill, etc.) to perform basic construction and repairs
Ability to read/understand basic mechanical drawings
Ability to operate a motor vehicle
Ability to work independently and manage time efficiently
Ability to move/lift furniture
Ability to read floor plans
Good communication to ensure professionalism and cooperation with all clients
Project a positive personal and company image to all contacts and co-workers
Display some level of decision-making capability based on standards
Related Work Experience Number of Years
Full-service facility management experience 5 Education
High school diploma or general education degree (GED)
Associate's degree (A. A.) preferred
Valid driver’s license and good driving record
WORKING CONDITIONS
Daily travel to other offices in market area
Potential overnight travel to offices in market areas/out-of-town monthly
Potential multiple-night travel to offices in market areas/out-of-town quarterly
Regularly scheduled On-Call duties and response to emergencies
