Under the general direction of the Senior Project Manager, manages the planning, design, and construction of capital projects and physical improvements undertaken by the University, ensuring they meet state and federal regulations and procedures and are effectively managed from concept through planning, design, bidding, construction, and occupancy.

Department Overview:

Architectural & Engineering Services is responsible for project management from concept to completion. We work with campus departments to determine a project\'s scope, cost and timing. We manage the bid, award and contract process while communicating with all parties involved to keep the project on track, within budget, within scope and on time.

Level Scope:

Fully competent and productive professional contributor who applies acquired job skills, policies, and procedures to complete substantive assignments/projects/tasks of moderate scope and complexity. Works independently with general supervision; exercises judgment within defined guidelines and practices to determine appropriate action. May provide guidance and assistance to entry level professionals and/or support employees.

Essential Functions:

60% of the time the A&E Services, Project Manager 1 must:

  • Analyze and document the development of programmatic requirements with departments on in-house design, BSU, & DPW projects.
  • Prepare documents for bidding and construction, or coordinate with design consultants on in-house design, BSU, & DPW projects as requested by University departments.
  • Perform all required code analysis with the International Building Code, National Fire Prevention Association, Americans with Disabilities Act, and the Life/Safety Code.
  • Administer construction contracts on delegated DPW and in-house design projects including the awarding of construction contracts, preparation of change orders, and review of Certificates and Applications for Payment.
  • Provide oversight to the design process, the preparation of bidding documents, the awarding of construction contracts, the preparation of change orders, and the progress of construction on larger projects managed by DPW.
  • Develop & provide current, ongoing information to manage project funding, schedules & scope descriptions for project reporting.
  • Resolve construction issues on the job site regarding unforeseen conditions, construction Issues, and owner proposed changes.

35% of the time the A&E Services, Project Manager 1:

  • Coordinates individual department needs with the Division of Public Works (DPW) and other key stakeholders.
  • Represents the University at progress meetings for assigned projects.
  • Manages multiple projects simultaneously while maintaining a high level of workmanship.
  • Maintains relationships with contractors, customers, and DPW.
  • Participates in ongoing training specific to the project manager role or individual\'s area of expertise.
  • Performs field observations on projects to protect the University\'s interests and ensure compliance with contract documents.

5% of the time the A&E Services, Project Manager 1 must:

  • Perform other duties as assigned.

Knowledge, Skills, Abilities:

  • Experience in architectural/engineering design and construction practices.
  • Knowledge of building codes, land use and zoning laws.
  • Experience in building construction inspection and construction cost estimating.
  • Skills in the preparation of construction documents using the version of AutoCAD utilized by Architectural & Engineering Services.
  • Knowledge of construction contracts and contract law
  • Knowledge of architectural professional practice procedures.
  • Skills in appropriate human relations with expertise in communication; excellent customer service/team player.
  • Knowledge and experience in DPW regulations and procedures.
  • Ability to multi-task and adapt to other duties as assigned.

Minimum

Qualifications:

Bachelor\'s Degree and 2 years experience or equivalent.

Salary and Benefit

s:

Salary range is \$58,000 to \$60,000 annually and is commensurate with experience.
