The Technical Asset Lifecycle Analyst reports directly to the Director of Technical Asset Management as part of the Real Estate & Facilities team. This position gathers, analyzes, and summarizes data on the Data Centers to understand the current condition of all building, electrical, and mechanical systems in order to maintain the most optimal Asset Lifecycle Management (ALM) strategy. They should understand the profile of each Data Center as it relates to operational costs driven by equipment deployment and chosen vendors, along with equipment life expectancy based on OEM Expected Useful Life (EUL) specifications as well as industry standards. This position will work closely with Operations, Construction, Supply Chain, and Design Management to understand current and future building design configurations, equipment deployments, load distributions, and maintenance cadence to support strategic asset management decisions during the life of the asset. These analyses may support repair-or-replace decisions for critical equipment and hold or sell decisions for the Data Center asset.

ESSENTIAL DUTIES & RESPONSIBILITIES

  • Work with other departments to understand equipment performance, failures, outages, and vendor performance & response time.

  • Track and analyze operating expenditures of the buildings for service, maintenance, and repairs.

  • Evaluate building performance against business cases with actuals, revised forecast assumptions and compare against original business case in partnership with Finance.

  • Understand and calculate financial performance measurements including TCO and Cost to maintain per MW.

  • Provide updated building specifications, equipment types, equipment counts, materials used for any grounds, building or critical equipment requested for internal use.

  • Ability to anticipate, plan, schedule, budget, manage, and execute site improvement projects.

  • Collaborate with Design, Construction, and Supply Chain teams to improve process, equipment selection, commissioning criteria, warranty activity, and documentation hand off.

  • Prepare cost comparison analysis in anticipation of repair-or replace scenarios as equipment reaches or exceeds 70% of EUL.

  • Prepare power point presentations to communicate drivers of building performance, equipment utilization, and to provide recommendations for Management based on results and metrics.

  • Create, maintain, and update Building Management Plans (BMP) and Asset Management Plans (AMP) dedicated to each data center.

  • Plan, schedule, and conduct quarterly business reviews with service and maintenance vendors.

  • Other projects as assigned to support the Real Estate & Facilities department.

  • Performs other duties as assigned.

KNOWLEDGE, SKILLS & ABILITIES

  • Advanced understanding of technical facilities or data centers mechanical and electrical systems.

  • Strong technical knowledge of the following: mechanical, electrical, plumbing, HVAC, structural, safety systems, architectural, landscape and energy management.

  • Strong technical knowledge of BMS and EPMS systems.

  • Strong knowledge of switchgear, UPS/Battery, Generator, Chillers, Cooling Towers, Fan Coil Walls, CRAC/CRAH units, and humidification systems.

  • Familiarization with NEC regarding general electrical code compliance an regulations.

  • Familiar with NFPA70B, NFPA 70E, NFPA 72, NFPA 25, and compliance guidelines as well as building codes, regarding fire life safety requirements and guidance.

  • Familiar with AQMD and other AHJ’s pertaining to air quality

  • Gain familiarization with relevant local, state, and federal codes, laws and regulations pertaining to systems required to operate data centers.

  • Strong analytical skills in comparing building specific information as it relates to electrical design and machinery, mechanical design and machinery, fire/life/safety systems, and general grounds and building systems in order to anticipate, plan, and organize repair-or-replacement of those systems.

  • Ability to read and interpret building schematics and CAD drawings.

  • SUSTAINABILITY minded - innovative and solution oriented.

  • Excellent troubleshooting and Root Cause analysis skills of Data Center building systems.

  • Ability to conduct and prepare comprehensive and detailed data analysis and output reports for stakeholders.

  • Proficient with computers to include the utilization of Microsoft Office programs such as Word, Excel, Power Point, Planner, OneNote, and Outlook.

  • Experience preferred working with design and engineering tools such as AutoCAD, Bluebeam Revu

  • Experience preferred working with CMMS systems and create reports

  • Strong ability to create context in Power Point is required

  • Able to work in a team environment.

  • Manages stress and/or fast-pace effectively.

  • Excellent communication and problem-solving skills.

  • Able to be highly confidential and trustworthy with company proprietary information.

  • Demonstrated proficient level of experience in planning for the End of Life Replacement of large commercial and industrial systems including:

  • Chilled Water Systems

  • Large Centrifugal Chillers

  • Cooling Towers

  • Heat Exchangers

  • Indirect Air Exchange Heat Wheel Rooftop units

  • Water Treatment Systems

  • VFD's and Pumps

  • HVAC equipment

  • CRAC/CRAH's

  • Humidification Systems

  • BMS and PLC Controls

  • Emergency Standby Diesel Generator Systems

  • Fuel/Oil systems,

  • 480/277 and 208/120 electrical generation and distribution

  • Static UPS Systems

  • Dual Interlocked Fire Suppression Pre-Action Systems

EDUCATION & EXPERIENCE

  • Bachelor of Science in Engineering degree or equivalent education and/or work experience normally obtained with 8-10 years’ related experience which includes:

  • Minimum of 5 years facilities and building improvement projects experience in a technical environment.

  • (or)

  • Minimum of 5 years in a mechanical/electrical position within critical facilities (preference given to data center, hospital, semi-conductor, or power plant experience).

  • High School Diploma or GED required.

  • Minimum of 5 years facilities and building improvement projects experience.

  • Capital planning and equipment refresh forecasting experience is required.

  • Experience working with equipment manufacturers and distributors.

  • Experience in managing service, maintenance, and repair contracts.

PHYSICAL REQUIREMENTS

  • Primarily sitting with some walking, standing, and bending.

  • Able to hear and speak into a telephone.

  • Close visual work on a computer terminal.

  • Dexterity of hands and fingers to operate any required computer keyboard, mouse, and other technical instruments.

  • Able to lift and carry up to 50 lbs.

WORK CONDITIONS

  • Extensive daily usage of workstation or computer.

  • When traveling to data centers you may be required to work in equipment rooms, roofs, storage areas, and other non-office space environments.

SPECIAL REQUIREMENTS

  • This position is expected to be remote for the foreseeable future with the occasional need to be onsite in a shared work environment.

  • Must possess a current, valid state-issued driver’s license.

  • Must be able to travel 15% of the time domestically in the U.S.

This is a remote position that requires reliable internet connection and electricity. A monthly stipend is provided to cover expenses associated with working remotely and use of a personal mobile device, if applicable.

NTT Global Data Centers Americas, Inc. offers competitive compensation based on experience, education, and location. Base salary for this position is $ 88,000 - $ 126,000.

All regular full-time employees are eligible for an annual bonus; payout is dependent upon individual and company performance.
