Uniland Development Company Construction Manager in Amherst, New York

POSITION SUMMARYThe Construction Manager shall execute the process of construction administration to deliver all Uniland and third-party construction projects on time and under budget while maintaining customer satisfaction, institute value engineering concepts through innovative professional project review with all other Uniland departments and personnel and Uniland clients. The Construction Manager shall also strive to further develop positive customer relations with all Uniland clients during the construction process. ESSENTIAL DUTIES AND RESPONSIBILITIESI. Pre-ConstructionObtain, review and analyze all available project information including lease documents, Work Letter, project specifications and construction documents to obtain a full understanding of the project including a pre-construction inspection of the site or facility.Analyze all aspects of the project and resolve any discrepancies and propose all value engineering ideas or innovative concepts as it relates to individual projects.Prepare comprehensive project schedules.Apply for all necessary permits through local, state, or federal agencies as may be required.Obtain all necessary insurances, bonds or approval as may be necessary prior to construction start.Establish contact with client and maintain professional, active, and positive relationship throughout the construction process and beyond.Perform all internal Construction Department policies (i.e., Job Cost requirements, utility acquisitions, property management) and other interdepartmental notifications and sharing of pertinent information as it may relate to specific client requirements, desires, needs, etc.II. Contract Administration and Cost ControlEffectively acquires all labor, material, and equipment in a timely manner for all assigned projects through effective bid requirements to a multitude of qualified bidders as well as obtaining and investigating new qualified bidders through construction trade industry research, maintains thorough bid results and bid list for each project.Effectively awards all contracts to subcontractors and suppliers and equipment purchases through prescribed Uniland Construction Corporation procedures by writing of clear, concise, and comprehensive contracts and purchase orders.Thorough knowledge and ability to administer all contract requirements such as AIA construction contracts, equipment and material purchases and labor. III. Inspections and SchedulesMaintains project schedule through multitude of job site visits and ability to manage labor, material and equipment deliveries, client changes and other outside factors.Maintains quality control throughout the project by multitude of site visits and thorough inspection of all labor, material, and equipment to meet contract requirements and by the use of outside quality control consultants and/or testing agencies and documents same. IV. Accounting and Accounts ReceivableThoroughly reviews and approves all necessary monthly accounts payable invoices for proper fund allocations including all necessary hold backs and retention.Effectively issues change orders to clients in a timely manner and follows through with all necessary paperwork, invoicing, and accounts receivable collections.Originates and maintains proper AIA Applications for Payment as may be necessary on particular projects and are completed in a timely manner as prescribed by department procedures. V. Project DeliverySchedules and performs pre-occupancy inspection well in advance of project delivery to establish completion list prior to occupancy.Follows-through and completes all open issues prior to project delivery.Delivery of the project on a specified date, ready for occupancy, including the issuance of a final Certificate of Occupancy, electrical and mechanical required inspections by the appropriate agencyDelivery of the project with as few punch list items as possible.Meets all requirements as specified within Lease documents and/or construction documents.Completes all open punch list items within ten (10) days of punch list creation. VI. Project ClosurePrepares final project cost report versus budget.Change order reporting, accounts receivable completion.Obtains and records all necessary as-built documents.Forwards warranties and equipment manuals to project owner and Property Management. VII. Operational InitiativesActively participates in any/all initiatives when requested and/or required.SKILLS AND QUALIFICATIONSTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION and/or EXPERIENCE Fifth year college or university program certificate; or two to four years related experience and/or training; or equivalent combination of education and experience. LANGUAGE SKILLS Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public. MATHEMATICAL SKILLS Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations. REASONING ABILITY Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables. Minimum Salary: 120000 Maximum Salary: 140000 Salary Unit: Yearly
